    What does the letter say? They should be writing to their (probably your) solicitors, if they've got any concerns about registration. It's not as if you've got any more ability than the lender has to do anything about it.
    The letter asked us to speak to our solicitors and ask for them to chase Land Registry. We did send them an email but haven't had a response, I guess they have bigger concerns.

    Hi @Land_Registry, we moved into a new build home 20 months ago, in November 2020. We have yet to receive anything from Land Registry, I know from your previous posts that processing new builds is taking a long time at the moment but just wanted to check whether 20 months appears excessive or if those are the timescales still. This isn't impacting us necessarily but we've recently had a letter from our mortgage provider raising their concerns about it still not being register
    Sadly it’s not excessive and can happen on new developments involving a number of plots. 
    Provided you/your conveyancer have submitted it then your purchase and the lender’s mortgage are all protected. Some lenders have automated processes that ask the conveyancer to keep them updated. If there’s no urgency then it’s simply a case of waiting. The lender will be aware of that too. 
    Thank you for the response, I did also wonder / suspect that it might be an automated letter that gets sent after a certain amount of time. Appreciate the reassurance, will continue holding tight for now! 
  • Hi there. I completed on my first property at the start of May, it was a straightforward conveyancing process with no hitches. I know LR have a huge backlog, just wondered if I’m still in the “normal” timeframe and it’s just a case of waiting. I don’t have the reference number from my conveyancer I'm afraid but this is more of a general timeframe question than anything specific to my purchase. Many thanks!

    Very normal and very much a case of just waiting. Your purchase is protected so how long you wait rarely impacts so patience is the right approach

    Hi @Land_Registry,

    Regarding application GC94F5D, I have found out the solicitor that applied for the first registration didn't expedite it as promised and it was only expedited today (11th July) after I asked my soliictor and EA what was happening.

    We have been patiently sat here for over 3 weeks expecting it to be completed any day as they told us they applied and expedited it on 17th June.

    Now this bombshell has been dropped on us and we are only 5 weeks from mortgage expiry, is there anything you can do to help please?

    Edit 17th July (Mortgage expiry now 4 weeks)
    I understand 4 requisitions were raised, the sellers solictor said they could and would answer them last week. Have these now been answered and if so is the registration close to being completed? Really running out of time, any help much appreciated.

    We need the actual deed to be sent in and that’s being arranged. Once we have it then things should be completed very quickly

    Have just downloaded a leasehold Title and Plan. There's no indication in the Title as to whether or not LR has a copy of the lease.
    Before sending off form OC2 with my cheque, is there a way to check a copy is held at the LR?
  • How long does it take to process a change of joint tenancy to tenancy in common? I got the documents from the LR web site, completed them, and sent them off almost 6 weeks ago. 

    The other party refused to sign, so I provided proof of posting, a copy of the letter I posted, showing that I have served notice on them (twice, to make sure). I also spoke to them in person, and they refused to sign.
