Regarding application GC94F5D, I have found out the solicitor that applied for the first registration didn't expedite it as promised and it was only expedited today (11th July) after I asked my soliictor and EA what was happening.
We have been patiently sat here for over 3 weeks expecting it to be completed any day as they told us they applied and expedited it on 17th June.
Now this bombshell has been dropped on us and we are only 5 weeks from mortgage expiry, is there anything you can do to help please?

I understand 4 requisitions were raised, the sellers solictor said they could and would answer them last week. Have these now been answered and if so is the registration close to being completed? Really running out of time, any help much appreciated.

They actually bought two pieces of land a few years apart back in the 1980's, the second purchase has deeds already registered with Land Registry so I believe the Deceased Joint Proprietor form should suffice to remove the deceased name, but the first piece of land bought around 1983 is unregistered with paper deeds only. I'm not entirely sure where to start with this form though as rather than asking for details of the land so previous owners can be identified as I was expecting, it's asking the opposite wanting a list of names to be searched?! What names go on this form, obviously we can put the current owners and the deeds name the previous owner the land was purchased from (Government owned as it was land owned by an ambulance station plot) but I've got no idea if they've owned it all the way back to 1925. What's more, other than a "land description" which the notes say is not even an essential box to fill in, the form doesn't appear to need formal details of the actual piece of land you want to search ownership for, so I'm rather confused exactly what this will end up achieving?
The first registration form itself looks a little more self explanatory but obviously we need to get past the above hurdle first, so any advice on filling in the Land Charges Department form or even if this is the right process in the circumstances?

For a FR we require searches against the applicant and the previous owner where possible. Practice Guide 1 section 4.4.5 explains but I’d suggest you go with the obvious/what you can search and then submit your application. Hi, hope you can help.
I was hoping to exchange on a property yesterday until our solicitor found an additional charge (another mortgage) on the property w're looking to purchase; said solicitor was already aware of one mortgage, but not the other. This additional mortgage dates to the mid-1970s and the bank/company/lender no longer exists. The seller is not aware of the existence of the mortgage (ugly divorce), so would you kindly be able to advise how the seller and their solicitor go about removing this additional charge from the property please?
