    Have just downloaded a leasehold Title and Plan. There's no indication in the Title as to whether or not LR has a copy of the lease.
    Before sending off form OC2 with my cheque, is there a way to check a copy is held at the LR?
    No - for most we have a copy. If we don’t you’ll be advised and the fee refunded

    Hi @Land_Registry,

    Regarding application GC94F5D, I have found out the solicitor that applied for the first registration didn't expedite it as promised and it was only expedited today (11th July) after I asked my soliictor and EA what was happening.

    We have been patiently sat here for over 3 weeks expecting it to be completed any day as they told us they applied and expedited it on 17th June.

    Now this bombshell has been dropped on us and we are only 5 weeks from mortgage expiry, is there anything you can do to help please?

    Edit 17th July (Mortgage expiry now 4 weeks)
    I understand 4 requisitions were raised, the sellers solictor said they could and would answer them last week. Have these now been answered and if so is the registration close to being completed? Really running out of time, any help much appreciated.

    We need the actual deed to be sent in and that’s being arranged. Once we have it then things should be completed very quickly

    Unless you need to remortgage or sell the property the delay doesn't matter anyway as your purchase is protected from the time the application was made - not when LR get round to registering it.

    Hey it’s a new build property to give it some added context. We were under impression it should still be updated soon? But I’m not sure how soon is soon as we keep checking LR website weekly but no updates as of yet.

    TP1's (which are the transfers used on new builds) are currently taking the longest. It could be a year or more before it's processed.

    If an already registered title then you should expect to wait 4-5 months from date of submission

    If it’s a new build then 10-13 months as a very general estimate. 
    Little point checking on a weekly basis and would suggest you just wait for your conveyancer to confirm once done. 
    If there’s an urgency then speak to your conveyancer about it being expedited. If there’s no urgency then very much a case of waiting until confirmed

    Hi

    I've been helping an elderly relative sort out a few things after her husband passed away a while back and I'm trying to work out what if anything to with the title deeds for a small piece of land they joint purchased to extend their garden.

    They actually bought two pieces of land a few years apart back in the 1980's, the second purchase has deeds already registered with Land Registry so I believe the Deceased Joint Proprietor form should suffice to remove the deceased name, but the first piece of land bought around 1983 is unregistered with paper deeds only. For this one I think we probably need to go through a First Registration to get it registered and if possible remove the deceased name at the same time? The first registration at least appears to be something you should be able to DIY without needing a conveyancing solicitor, but although there's guidance on the Land Registry site the process is somewhat confusing.

    The first step the Land Registry webpage lists is apply for a search from the Land Charges Department to search against all previous owners since 1925. I'm not entirely sure where to start with this form though as rather than asking for details of the land so previous owners can be identified as I was expecting, it's asking the opposite wanting a list of names to be searched?! What names go on this form, obviously we can put the current owners and the deeds name the previous owner the land was purchased from (Government owned as it was land owned by an ambulance station plot) but I've got no idea if they've owned it all the way back to 1925. What's more, other than a "land description" which the notes say is not even an essential box to fill in, the form doesn't appear to need formal details of the actual piece of land you want to search ownership for, so I'm rather confused exactly what this will end up achieving?

    The first registration form itself looks a little more self explanatory but obviously we need to get past the above hurdle first, so any advice on filling in the Land Charges Department form or even if this is the right process in the circumstances?
