    Hi @ Land Registry,

    I received a property alert notification for my Home.

    The activity details are: “Application lodged by TARGET GROUP LIMITED”. The Land Registry reference is S812ZNS.

    I was not expecting this notification, nor do I know what it relates to.

    Can someone help with this?

    Are you aware of anything that has happened recently re the property against which you’ve added your alert? 
    The service is there as a notification only so whilst you weren’t expecting it has anything happened recently such as a redeemed mortgage, lender update or otherwise? 
    There are other services available should you wish to check what an application is/was for but usually there’s something you can link it to

    Hi @Land_Registry,

    Regarding application GC94F5D, I have found out the solicitor that applied for the first registration didn't expedite it as promised and it was only expedited today (11th July) after I asked my soliictor and EA what was happening.

    We have been patiently sat here for over 3 weeks expecting it to be completed any day as they told us they applied and expedited it on 17th June.

    Now this bombshell has been dropped on us and we are only 5 weeks from mortgage expiry, is there anything you can do to help please?

    Edit 17th July (Mortgage expiry now 4 weeks)
    I understand 4 requisitions were raised, the sellers solictor said they could and would answer them last week. Have these now been answered and if so is the registration close to being completed? Really running out of time, any help much appreciated.

    Limited access and always difficult to assess complexity for conveyancer in such cases. I’d expect some discussion with client may be needed

    Hi @Land_Registry

    I am going through a transfer of equity process where the mortgage and title is being changed from Joint to my sole name.

    A completion date has been agreed with the lender. My understanding is on this date a new mortgage account will be opened under my sole name and the mortgage will be transferred under my own name. I have been advised that the title will also change on this date but the process of registering with Land Registry can take several months.

    1. Can I conclude that the completion date is the date when effectively both the property and mortgage is in my own name? Or Will that happen ONLY after registration process is complete with Land Registry?

    2. How long is it taking for registration at Land Registry?

    3. Is title change and registration two different process? If yes, can I consider the former to be a confirmation of change?

    1. Yes - the registration requirements still have to be met. It’s a bit like when you complete on a purchase, monies transferred, keys handed over, you move in, and then an application to update the register is made. 
    2. 4-5 months on average currently. But how long rarely impacts as explained above 
    3. All one application to transfer ownership from 2 to 1. The mortgage is the same one so isn’t altered on the register

    I am trying to buy a property that was sold with 1st registration Nov/Dec 21. The registration hasn't gone through yet, so we are stalled on the conveyancing process.   • I am buying a property where a piece of land was added to the title in 1983 but has not been registered in its own right (it has no number on map search). Is this just a formality that can be sorted out after purchase? Our solicitor just says he is waiting for our vendors solicitor to hear back from the Land Registry.
