    Hi Land Registry,

    Waiting for an expedited first registration, it was applied for by my sellers solicitors on 17th June, I don't have the application number or title ref but was wondering if this will show online as soon as its completed or whether online updates are processed in slower time, I keep checking online it always shows "No information held for..."

    As soon as it’s completed the title information will be available online. If there’s a delay then the seller’s solicitor should be aware.

    I noticed online the first registration I am waiting for has changed from

    "No information held for..."
    to
    "We cannot show information for... This service is new and some information is not available here yet."

    Does this mean its been completed but not available online, its been like this for over 24 hours?

    No, same but just a different way of putting it within the service as it can give you minimal info but not all. 
    Once the tenure/register is available then you know it’s done

  • Hi, hope you can help.
    We purchased a new build in 2006, unbeknown to us the developer had put a restriction on the title regards selling the property

    RESTRICTION: No disposition of the registered estate by the proprietor of the registered estate or by the proprietor of any registered charge is to be registered without the written consent of Desborough (General Partner) Limited or a certificate given by the conveyancer to Taylor Woodrow Developments Limited or its successors in title as registered proprietors of title number NN237433 confirming that the provisions of clause 19 of the Transfer dated 30 June 2003 referred to in the Charges Register have been complied with.

    After taking ages to track down who succeeded Taylor Woodrow, their solicitors raised the necessary RX4 after charging £300 for the privilege  .

    Due to this being the only thing holding up exchange and our onward purchase now at risk, it was agreed as a "hardship case" to be expedited. It has still not been done and apparantly LR are waiting for the notice to expire. Is there any thing that we can do, I am at my wits end!

    @i_want_to_believe, I'm in a similar situation as in waiting for a third part to respond or the notice to expire. Looking at the part marked "application process" LR have issued 2 notices. I don't know why one gives 3 weeks for a response and the other 6, but that looks to be the timescale involved.

    Hopefully, the LR representative can throw some light on it as if we have to wait until late July I can see our purchase collapsing.

    Notices are part and parcel of the registration process. 
    Expedition reduces wait times re processing stages. It doesn’t wave registration requirements and nor does it reduce notice periods. 
    Timescales can and will vary re Notices as replies and/or returns can impact in various ways.

  • Could you please check the status of title number WA356414. This has been expedited for a second time as it came back wrong the first time.
    We’ve got two applications it seems lodged 11th May and 1st June. Neither are expedited and both waiting to be processed. Both lodged by same conveyancer so clearly linked but doesn’t quite match your post.

    Thank you for that. What you have said completely contradicts what we are getting told. We were told the original request to have a restriction removed came back on June 6th and it wasn't right so had to be sent off again. We were told that they requested to expedite that immediately and that it should be any time now.
    What sort of timescale would you say we are looking at without the expedition?
    A long wait without - please ask them for their request reference and hopefully we can close the gap re differences in what you are being told. 
    I will dig deeper and share anything extra asap
    I’ve dug and it appears there has been some confusing Comms between ourselves and the conveyancer. We now have two applications in for same thing and I have asked colleagues to expedite them both. 
    As far as the restriction is concerned no error was made on our part as it does not fall away simply because one party has died. This was explained at the time hence the further application. 
    Hopefully they’ve lodged what’s required to now have it removed. 
    Thank you so much for your help. We spoke to our solicitor yesterday who said he was finding it very difficult to even speak to the sellers solicitor. We risk losing our buyer soon as they are constantly being told it should be next week for us to find there is a further problem. They moved into rented accommodation to break the chain.
    The application has been processed but we can’t complete it. We have contacted the solicitor to advise why and it’s down to them now to provide the required additional information. 
    You’ll need them to confirm timescales and to provide clarity around what’s required etc 
    Sorry I have one last question. When the vendors solicitor responds with the additional information, will this go to the back of the queue again and will they need to request to expedite it again?
    No. It’s expedited so stays at head of our Qs re speed
    I'm sorry to bother you again but we have been told that the required information has now been submitted. Are you able to confirm this please?

    Lodged 4th July but not expedited as yet. They need to now request expedition and that should get it looked at within 2 weeks if expedition is approved
