    Hi @Land_Registry,

    Could you let me know the status of application reference HF3359C? It relates to part of the garden of the house we are buying. The land is not currently registered to the vendor and I understand this is the second attempt the vendor’s solicitor has made to obtain title. 

    Everything is now on hold as we cannot proceed without title in place, so any information would be very welcome.

    Target is the agent for the Homes & Communities Agency Help to Buy Equity Loan.  Could it be connected to that?

    There are delays but this one was processed in February. However it wasn’t in order and was eventually cancelled in May. Suggest checking with solicitor again

    Hi @Land_Registry.

    Hello, in process of selling my flat and the solicitor who did the extension did not register the lease. I have an email dated Sept 2019 saying he had submitted it and it only came to light that it was not done during my sale now. My current solicitor asked him to expedite registration given the impending sale and leasehold solicitor says the application for expedition was rejected. I do not know what to do now as all the other extensions were registered in 2019 (so I don't think this is pandemic related and I really am not sure what is going on!). How can I check if the lease was actually submitted it in 2019 and that he requested it be expedited now. Trust is low and my buyer is skittish. 

    Freehold title AGL271782, my title AGL165072

    It’s still with us from April 2022 but expedited. We needed more from solicitor and looks like they’ve replied. It will be reconsidered asap and hopefully, if now in order, completed

    Not something we can advise you on I’m afraid. You can’t convert the leasehold garage into a freehold but you could try to buy the freehold and then determine (end) the lease.

I say "his house", he was in fact a Tenant in Common with my mum, who passed 4 years previously and there was a life interest trust in their mirror wills allowing each other to remain in the property until death.

    We're not in any rush to sell the house on just yet, possibly leave it until next year, there's also a possibility that I may buy out my sibling's share of the property if I sell my house first. If I we decide to transfer and register the property in the meantime from the estate to ourselves which forms are required and what additional documents are required?

    FYI, as executor I have the grant of probate for my Dad's estate.

    Hi @Land_Registry,

    Regarding application GC94F5D, I have found out the solicitor that applied for the first registration didn't expedite it as promised and it was only expedited today (11th July) after I asked my soliictor and EA what was happening.

    We have been patiently sat here for over 3 weeks expecting it to be completed any day as they told us they applied and expedited it on 17th June.

    Now this bombshell has been dropped on us and we are only 5 weeks from mortgage expiry, is there anything you can do to help please?

    Edit 17th July (Mortgage expiry now 4 weeks)
    I understand 4 requisitions were raised, the sellers solictor said they could and would answer them last week. Have these now been answered and if so is the registration close to being completed? Really running out of time, any help much appreciated.

    Application lodged in May. Expedited and processed in part. A survey is required and the solicitor notified. 
    Surveys generally happen and are reported on within 2 weeks of the request but hopefully the vendor can advise once happened
