    Funny how we've moved in 2 years already and so not sure what possibly Land Registry could need.
    Nothing funny about it. 'Transfers of part' are taking this long at the moment due to the backlog.

    Hi, thanks for your reply. The application was approved on Friday 24th, however my solicitor informed me that she had asked for a restriction to be removed and the land registry hasn’t done this. She said she ask that they do this as a priority as the whole reason we needed to expedite was to complete our sale by the 4th July due to becoming homeless. We are still stuck unable to sell until the error has been rectified. Please can you help. Title number man401986 
    I can see that the application was completed on the 24th but nothing further as yet. I’ll see if colleagues can track down their request but if you are speaking to your solicitor please ask them for the enquiry reference they will have been given in response

    That reference refers to an enquiry suggesting that the leasehold tenure should have been closed. It doesn’t refer to an issue with the restriction. So something is still not matching up.

    Hello Land Registry, I bought my house (new build) 2 years ago, and have only recently learnt that the registered owners is still the vendor. I thought there was a massive delay due to Covid but I suspect my solicitor has made mistakes or not been on top of things. Unfortunately for me I have only found this out whilst trying to remortgage to a different bank, and now we have been put onto our current lender's standard variable rate. Ouch!

    Referece is NB86B58 and my solicitor says its expedited and Land Registry have asked additional questions. Could you help check what the latest is? Funny how we've moved in 2 years already and so not sure what possibly Land Registry could need.
    Unfortunately we do have very long delays for some types of applications and this is one of them. The lengthy wait rarely impacts on the owner as they’ve moved in etc but there are times when applications need to be hastened for reasons similar to yours. 
    This one was expedited late May and processed 1st June. However we couldn’t complete it as it was incomplete re the paperwork submitted. We contacted the conveyancer but as yet no reply. 
    Hopefully they can confirm matters for you and advise their own timescales for responding. We won’t share specific details re what’s required I’m afraid.

    Thank you for that. What you have said completely contradicts what we are getting told. We were told the original request to have a restriction removed came back on June 6th and it wasn't right so had to be sent off again. We were told that they requested to expedite that immediately and that it should be any time now.
    What sort of timescale would you say we are looking at without the expedition?
    A long wait without - please ask them for their request reference and hopefully we can close the gap re differences in what you are being told. 
    I will dig deeper and share anything extra asap
    I’ve dug and it appears there has been some confusing Comms between ourselves and the conveyancer. We now have two applications in for same thing and I have asked colleagues to expedite them both. 
    As far as the restriction is concerned no error was made on our part as it does not fall away simply because one party has died. This was explained at the time hence the further application. 
    Hopefully they’ve lodged what’s required to now have it removed. 
    Thank you so much for your help. We spoke to our solicitor yesterday who said he was finding it very difficult to even speak to the sellers solicitor. We risk losing our buyer soon as they are constantly being told it should be next week for us to find there is a further problem. They moved into rented accommodation to break the chain.
    The application has been processed but we can’t complete it. We have contacted the solicitor to advise why and it’s down to them now to provide the required additional information. 
    You’ll need them to confirm timescales and to provide clarity around what’s required etc 
    Sorry I have one last question. When the vendors solicitor responds with the additional information, will this go to the back of the queue again and will they need to request to expedite it again?

  • Hi I sold a leasehold flat in Feb 2022 and bought a leasehold house. From a quick Land Reg address search and looking at sold prices on zoopla and rightmove etc I can see that my sale has now been registered but my purchase hasnt. Why would that be? Is there any phone number i can call? There are lists of numbers on the land reg site but none seem relevant to this. Thanks

    We are waiting on Land Registry to sort out a problem on a flat my son is buying,  whereby a car parking space purchased after the flat was bought hasn't been added to the deeds. Supposedly this was expediated 3 weeks ago and is now "near the top of the queue". In the meantime, someone in the chain's mortgage offer expired yesterday (end of June) but hopefully they will get it extended in the next few days. So it is now crucial that the expediating service actually expediates.

    I'm unsure how to find the title number, I only have the address and post code. Even then I don't know if the car parking space would have a separate title deed? I'm wary of putting the address on here.

    We’ve managed to connect the dots with the conveyancer and are now checking to see if we can amend the title without any wider checks 
    Unfortunately it’s not a simple matter to amend but colleagues are aware of the urgency. I’ll post again when I have more to share

    They wouldn’t be linked in any way so one will always appear sooner than the other. And that would be linked to how quickly one is processed by us as well as how quickly the sites mentioned update their data as well
