    Hi, I am looking to purchase a house that was sold last year with a first registration of the title and transfer to the new owners at that time (I don't know the exact date yet). The registration & transfer hasn't appeared on the on-line system yet.

    Will it be possible to get that on-going transaction fast-tracked?
    Yes if they ask us to expedite it.

    Hi @Land_Registry I purchased my house in December, do you know how long it takes for the property to be registered in my name please? 
    I have a reference number of Z292ZFS.

    It was submitted on 20th Jan so should be close to being processed. Your purchase has been protected since you completed back in December and hopefully the final stage will be achieved very soon.

    My solictor requested to expedite the land registry and the application was approved on the 8th June. I have waited 10 days and there is no update. I have contacted the land registry and they said it hasn’t been looked at yet. They haven’t issued an email to say why it has not been processed within the time frame or how long it will take. 
    It is putting my sale and onward purchase at risk and will also cause financial hardship. 
    I have emailed them myself tonight and provided evidence and asked that the expedite is prioritised. 

    Any advice on how long this will take

    Impossible to advise beyond what you have stated without any specific details. What’s the title number or enquiry reference?

    Hello. My neighbour and I have put in independent applications for an easement over a similar part of the servient plot. These applications went in at different times.

    The Land Registry are saying that one has to be completed  (currently at negotiation) before the other can be processed, though the information to the owner has gone out. They are not mutually exclusive applications. i.e both could be granted  without affecting the other..

    Surely this stance by LR is in error and unfair, given that one neighbour has no control over the application of the other ? I would be grateful for some clarification on the legal  standpoint here please

    We can’t offer advice on the legal standpoint above and beyond what’s provided in PG 62.


    Section 2 explains the registration requirements and I suspect in general terms the issues have arisen because of your “independent applications” and “similar part” and what you see as “mutually exclusive applications” - there is clearly a complexity to what’s being applied for and how that can’t be answered in general terms. And if you have concerns then they should be raised in reply 

    if you/your neighbour are using conveyancers then you should turn to them for legal advice 

    I note you refer to you both applying to register against a servient plot which suggests you both own benefiting land. As such PG 52 may come into play for wider guidance if the easements are being claimed
