    Hi Land Registry

We purchased a new-build house nearly two years ago, and it has still not been registered. We need to remortgage now, and obviously can't until this matter is closed. The e-conveyancer we used had also been pretty poor so not having any luck contacting them. Can you advise the status of the application. The title number is HP829889.

    Thanks
There are a few applications pending against that title with the oldest dating back to Jan 2021. I assume one of them is yours and you were buying part of the title.
If you are remortgaging then you should request expedition to reduce the remaining wait time. Best for your conveyancer to request as easier for them to provide the documentary evidence but you can too

    Hi Land Registry

What are the timeliness for leasehold properties?
I bought mine in June 2021 still haven't heard anything.
If it’s a new lease then wait times are lengthy and certainly as long as your current wait time. Your conveyancer can use their secure portal to check submission and to get an estimated completion date for you.
If there’s no urgency then it’s a case of waiting until they tell you it’s done. Your purchase is protected.

    Hi Land Registry,

Yes that is correct, the developer built a row of 3 terraced houses and we brought the middle one. None of them have yet been registered. The end one is actually in the process of selling so I’m sure they’ll have fun and games, given theirs hasn’t been registered either yet!

At least it’s in the system so I’ll try and chase directly with my conveyancer.

    Thanks

No question I just enjoyed this...

  • Hello Land Registry,

I was recently told that first registrations are taking between 6 to 12 months to complete even when expedited due to significant delays your end. Is this correct?

    Thanks

No. Timescales will always vary and wait times are generally nearer the 12 month end rather than 6 months.
Expedition will always markedly reduce the wait time for a FR as we’d expect processing to begin within 2 weeks of it being expedited.
Everything then hinges on it being in order and what, if any, directly linked applications are in play.
If an expedited FR takes 6-12 months then there’s something wrong with it or the registration requirements are complex and reliant on others.

  • Hi Land Registery,

Can you give me an update on D206SLS? Trying to get through to my solicitor is impossible at the moment.
From what I have heard so far the application has went through (NAP  and others docs have been sent to the resigtered owners) and the the land I am applying for should be in my name by August providing there are no objections.

    Thanks
