The seller solicitor are being slow and awful from start to finish.
My solicitor believe The filed plan is incorrect regarding the access way to the property. It seems like a simple change. The seller solicitor arrange for the land registry
to amend the plan accordingly as the property should include the land coloured green on the lease plan.
We have also asked land registry to expedite.
How long dose land registry take for such request I have been waiting around 7 working days now. Im not sure if this will take months or week to make such change. I’m currently on temporary accommodation waiting for this amendment to take place.
Please let me know from experience with land registry , how long this cant take .

it will mean a lot to me if we can get this done asap.

I can’t be definitive re a ‘completing day’ as I very much suspect that’s still some way off. What is being requested isn’t a simple amendment and there are a number of issues to be resolved including impact on other adjoining title(s).I’ll post again once the team have communicated with the solicitor“Official Company Representative

Hi, I'm purchasing a house whose lease describes itself as an "Underlease", and that the land is part of a plot of land that is itself demised by an underlease (which I cannot seem to find on the land registry title search). Does this mean that there is some third, "higher" lease that is owned by an actual freeholder? The lease on the house is from 1961 and the lease on the land it is part of is from 1898, and the current owners have had no contact with any freeholder or requests for ground rent in the 30 years they've lived there. The house itself is registered as "good leasehold", but I can't seem to find any record of this higher underlease (other than the mention on my lease) or any other information. Can I get a copy of the 1898 lease somehow? Is there any way to work out who actually owns the land? The 1898 lease appears to relate to the block of terraced houses that the house is a part of.0

I'm interested in a flat which was new build in 2018 and its first owner is now selling it. The 2018 sale price listed on the land registry is extremely low - about 50% of what I would expect for type of property and location. I assume this means that the seller bought it on a 50% shared ownership basis and has now staircased to own 100%. I though the title deed would reflect this but there's nothing obvious I can see. It just says:The price, other than rents, stated to have been
paid on the grant of the lease was £xxx, xxx(I've removed the price)
How can I confirm how what percentage of the property the price paid was for?

Would you be able to give any update on TY360826 and TY91115? I've been told the vendor's solicitor has filed a request to amend the title to the garden, but that's all we've heard. I have no expectation that we'll get this in time for our mortgage ("expires" on Monday - has an extra 2 weeks' grace period) but it would be good to know when the application was made, if it's been expedited and when we might get a decision?0

Hi, I've been looking at the title plan for a property in Sheffield (SYK380818) and I've been trying to work out what the little rp symbols mean. I'm not sure if they're to denote ownership of the borders - but there's no legend on the title plan to help me out. I know it's more common to see a T if it was border related.
Just wondered if anyone would be able to help.0
