    Could this be it?

“OS surveyors took revision point (RP) photos across Britain to provide a network of surveyed locations. These known spots could then be used to 'control' the position of detail on a large scale map. RPs were often on corners of buildings and other immovable features, and were fixed to centimetre accuracy.”

Hi, I've been looking at the title plan for a property in Sheffield (SYK380818) and I've been trying to work out what the little rp symbols mean. I'm not sure if they're to denote ownership of the borders - but there's no legend on the title plan to help me out. I know it's more common to see a T if it was border related.

Just wondered if anyone would be able to help.
As posted - and to just confirm that they are OS markings and nothing to do with boundaries/T markings

Would you be able to give any update on TY360826 and TY91115? I've been told the vendor's solicitor has filed a request to amend the title to the garden, but that's all we've heard. I have no expectation that we'll get this in time for our mortgage ("expires" on Monday - has an extra 2 weeks' grace period) but it would be good to know when the application was made, if it's been expedited and when we might get a decision?
An application has been submitted on 18th May against the second title quoted
It’s not been expedited as they’ve yet to request that - I’ll ask colleagues to consider doing so
The application will be considered by one of our own solicitors to decide whether the requested amendment can happen or more is needed. That won’t be clear until expedition has clicked in and I very much doubt if that will be until later next week at the very earliest

OK - that's really helpful. Thank you for all of the information, we've gotten far more help from your responses here than anyone else involved in this purchase!

The request to amend is still pending and we wrote to the applying solicitor yesterday at some length. The matter is ongoing

Can I ask a question regarding Land Registry time scales please?
A bit of background first - Ourselves and one of our neighbours both applied and paid for the purchase of our respective freeholds in January this year. The freeholder in both cases is the same organisation.

I knew about long lead times from previous posts on here so was not expecting a particularly speedy process.

However, about two weeks ago I was speaking to said neighbour who asked if I had received completion of the Freehold registration yet from Land Registry, I confirmed that we hadn't but they said that they had just got theirs through.

I wasn't particularly concerned about this but thought I would check progress with LR to see where we were up to. I got a 'cut and paste' email response with a lot of generic information and a couple of links to their website which told me nothing, but it also said on the response that 'This is an automatic response; no further action will be taken as a result of your email. ' I thought that this was a bit dismissive of a genuine enquiry so answered the email with a specific request for updated progress on my application.

I got an answer today saying expected completion of the transfer of the Freehold would be 4/9/2023. So in total a timescale of about 18 months compared to my neighbours completed transaction taking about 5 months.

So, here is where my paranoia kicks in - My neighbours  are both retired solicitors and they mentioned that they had been in regular contact with LR throughout the process and had raised complaints about the extended lead times to the point of making a
'Level 2' complaint, which they told me is one step down from a referral to the 'Ombudsman'.

So, is it a case of who you know, or he who shouts loudest gets quickest results?

For clarification, neither myself or my neighbour have any 'legitimate' reason for expediting the Freehold purchase.

@Land_Registry .I wonder if you could clarify something for me .

My MIL is gifting some land to my husband ,  we can't use our normal solicitor as they are acting for my MIL.

We were given a name of another local company who aren't my preferred choice but for a straight forward transfer thought it would be fine...however, I have some conflicting advice from this new solicitor & our architect.

The solicitor wants  a surveyor who he knows to plot the land for land registry costing approx 600.00 , our architect said that it wasn't necessary & one of the LR approved map plotting websites are adequate

Could you clarify what LR accept when lodging the transfer please .

I’m sorry that you’ve got differing experiences but I can assure you there’s no who shouts loudest gets quickest results.
This specific type of application would generally wait for the timescale you mention before being processed. The timescale is though merely an estimated/projected one based on many thousands of similar applications and how long they are waiting. But it’s an average calculation only and not definitive.
Applications against a specific title are dealt with in priority order which generally means date order but that can vary depending on applications gaining priority through the official search process as well.
Why two seemingly very similar applications against the same title are processed so far apart can’t be explained with general comments. The devil is always in the specific detail. But it can and does happen for a variety of reasons but the underlying safeguard is protection of your purchase through priority and submission. How long it then waits doesn’t affect those two key principles
