  • Sorry for so many questions, but just to clarify there is nothing outstanding on YY163078 (freehold title) and it is showing as a completed registration, I.e we have received a copy of the completed registration and plans but it has not been marked up as completed in HMLR system yet, as our solicitor mentioned that the application was showing as pending on the day listing.

    However I’m not sure if they were getting confused with the original application YY158083 that we have since discussed?
    YY158083 is the ‘rogue’ original application which is no longer needed. It should be cancelled by close of day today. 
    I’m certain any confusion will relate to that but only the conveyancer can confirm 
    I have spoken to our solicitor and they have confirmed that is was the rogue application that was causing the issue they saw on the day listing.

  • I have a question regarding removing my late parents' names from the house title held by Land Registry.

    My parents and I are named on the title document as registered owners. Unfortunately both of my parents have now died and I would like to remove their names from the house title held by the LR .

    How do I do this? I'm assuming there's a specific form I need to complete and send to the Land Registry. I'm also assuming that LR will need to copies of the Death Certificates.

    Also because we were all Tenants in Common, the  Proprietorship Register has the "No disposition by a sole proprietor of the registered estate......" restriction recorded.  Will this nee to be removed also and how to do this?

    I have a question regarding removing my late parents' names from the house title held by Land Registry.

    Sorry for such a slow reply 

    Form DJP and copy death certificates as mentioned. The form A restriction can also be cancelled using forms RX3 and ST5

    Expedition reduces the wait time generally to within 2 weeks. 
    What it doesn’t do is wave the registration requirements so if it’s not in order or wider checks are needed then there can still be a delay. But at least things start moving much sooner with expedition

We purchased our new buld house in October 2020 and after checking the deeds online a couple of months ago it has stiill not been updated to include our names and is still showing our housing association as the owners (we are shared ownership). Thank you

    I believe that trsnfers of part (which is what a new build will be) are taking around 18 months at the moment. There's nothing to worry about.
