Hello Land Registry
I wonder if you can help me. I'm selling a flat which is part of Tyneside lease (like a peppercorn lease) but I'm having some issues as the upstairs flat was sold last March but the leases haven't been updated yet (assume it was in the backlog of non urgent work) - believe its called a "transfer of part" that's outstanding.
My solicitor can't issue the lease documents to my buyer until they are amended so he has already expedited this with the LR about 3 weeks ago, but I would have hoped it had been completed by now? My solicitor also said that if there was any issues / queries the LR would return them to the original solicitor of the property upstairs, so he wouldn't be advised if there was a hold up.
I wondered if you could have a look, and just let me know if there has been anything that's caused the delay or if it's in hand and just taking a little longer to complete? My solicitor has quoted title number TY61596 (however my last official documentation had an title number TY561780 )
Any help is much appreciated

I was wondering if you can help, we are currently in the process of purchasing a property and a parcel of land is being transferred away thus changing the boundaries, currently this is holding up the whole purchasing of the property. We are led to believe that we can expedite this as it's slowing everything down. We are constantly trying to get hold of our sellers solicitors to see if a case has been put forward to expedite but he's a difficult man to get hold of. Is there any other we as the buyers can see if a case has been put forward?

Hi @Land_Registry I was looking for some advice, when I search my property on the land registry website, two entry’s come up one for freehold and one for leasehold both have the same Proprietor. Does that mean both the freehold and leasehold are owned by the same person? Thanks0

ThanksWe only merge the two IF it’s applied for so only the owner/conveyancer can tell you what their reason is.If you are buying then just an extra Q for the seller and very rarely anything to be concerned by“Official Company Representative

I am in the process of remorgaging my property and my conveyancer has raised the issue that there is a pending application from HSBC UK on the title registered on 27 Sept 2022, the land registry reference against the open application is N367ZZR .I had a previous mortgage with HSBC but that was discharged on 21 Sept 2022 so there should be no pending applications on the property after that date. I'm at a loss as to what to do, as my new lender will not progress the remortgage until the application is removed.
