Hi Land Registry
I have an application that I am trying to sort out, I imagine it was originally submitted in April/May 2021. I have asked for it to be expedited but heard nothing back now for a month. I believe the details are below. The purchase involves a newly built house on a larger title, then the purchase of a bit of land to add to said house. Appreciate this is probably not the most straight forward application.

My other half inherited a property in 2020. The deeds were then put into his name solely …. We should have put the deeds into both our names , which we now want to do ….can we do some of this ourselves , register with land registry . How do we go about it . Do we need a solicitor to add joint names on the deeds first to then register the both names with land registrySmile and be happy, things can usually get worse!0

The conveyancer resubmitted it on 10th January but no req request to expedite since so I’ve flagged it with colleagues for that to happen.New case reference is NYK492055/HG78217
Expedition generally means the wait time is reduced. It doesn’t always mean things will be completed within that time mainly because in this case there are a number of prior applications involving the seller’s title to be considered also.I’ve also added a note to your most recent enquiry reply of 31st Jan to ask colleagues to update you“Official Company Representative

Hi, my wife has a second property in her name and she wants to add me to the deeds (joint tenants). There is no mortgage on the property. At the same time, she wants to change her name on the deeds because she changed it when we got married. I have 3 questions about this.Question 1Example 2 under "Scale 2 fees" says the fee is assessed on half the value of the property. The last time the property was transferred it was worth £500k. Does that mean for the "sole owner to joint tenants" application we should put £250k in the "price paid/value" box and then £100 in the "fees paid" box?Question 2A change of name is free according to the "Applications exempt from fee" section, so does this mean for the "sole owner to joint tenants" application we should put £500k in the "price paid/value" box and then £0 in the "fees paid" box?Question 3If we think the house has gone up in value, e.g. to £700k, will we have to pay CGT on £200k (minus personal allowances) now if we mention that now? I have read that transactions between married couples are exempt from CGT but am unsure if that also applies to "profit" made prior to the transfer.Thanks for any help!0

It’s half the current market value upon which the fee is assessed - you should put the full market value in panel 4 of form AP1 and pay the Scale 2 fee on half that value. A Change of name relates to say the change on marriage. My solictor has got back to me this morning saying he has double checked and sent me a screenshot of the application being approved for expedition. Unsure if this possibly as a result of your action? Could you confirm for me if that is indeed the case that this is now expedited just so I have peace of mind. Can I expect turn around time to be 10 working days as advised on the website?

MandyWell over 60% of this type of application needs more either from the solicitor or wider checks by ourselves. Your solicitor can check progress for you in the same way they’ve shared a screenshot - you should expect it to be considered within the 2 weeks but completion can take longer as explained.My advice is to check again with solicitor next Monday to see what stage it’s at or if completed“Official Company Representative
