There’s nothing you/your conveyancer can do directly at this stage but if it’s not in order the ball lands back in their court.I’ll see if I can get a better steer from casework colleagues as to whether there a path they can pick to try and get it processed sooner than current timescales suggest

Wait times have been lengthy for some time now but rarely do they matter to the end client (you) as you became the legal owner on say completion. Updating the register finalises everything but whether that takes 1 day, 1 week, 1 month or longer has no impact on you

We spoke the other day about sale price data not appearing on the land registry website after 2 years have passed. 4 new builds in question, one of them mine, my house price data is there, the other 3 houses not.
I emailed the Land Registry about this and I got this reply....
We are unable to add the sales referred to as the sales documentation has not yet been received at HM Land Registry. We are unable to record sales in advance of receipt of sales documentation.
The entry showing against 44a was cancelled from our online sales data last year however this is still appearing in our online sales data and this has been requested to be removed. This can take up to 2 months to be reflected in our online sales data.
The price paid data will be reconsidered when the sales documentation is re submitted.My Questions to you:
1. Who sends the sales documentation over to the Land Registry, do the solicitors send this? if so, it's odd that 3 different solicitors haven't sent this information over.
2. The entry of 44a is my property. They are saying the entry was cancelled from their data, but has not been removed yet. What do they mean it's been cancelled from their data and has been requested to be removed? Why are entries removed and who can request this?
3. I noticed one of the other properties was listed about a year ago and within 2 weeks it disappeared never to return.

2. We can remove data if it should not have been included - see exemptions. However the data updates in monthly cycles so it can be a 2 month wait depending on when the removal was made

As a general comment your title plan will show your general boundaries. And if that’s inside the solid black line it seems highly unlikely you own land the other side of the black line
If I’ve understood correctly you are suggesting the land in question is under the black line. However a solid black line defines a physical feature over a foot in height so it wouldn’t be something you’d put a stone border on.
yes the land in question is this overlapping black line. as you said it represents something over a foot in height and currently it is just grass alongside exterior wall of our house am I correct in thinking that it couod have hedges there previously - as most other houses on estate have hedging where the black line is
