    We are in contact with our solicitors who set up the DoT, they are aware of the issue, and we have spoken to them, and they are going to come back to us shortly.

    As for the Title Register itself, everything is correct apart from 1 line on section B3 where they have entered a different date and set of names for our Declaration of Trust, why, who knows?

    Finally, putting the Title number on here, would it be possible to message it to you instead?

    You can DM me but based on your description it may not add anything if the solicitor is checking and going to advise. Odds are all I can do is reaffirm what you already know. 
    If they applied for a restriction referring to a DoT and that’s what we’ve registered the way forward is to apply to cancel it. See what they say first

    If it was lodged in November it’s unlikely to be considered for several weeks. You or your conveyancer should request expedition to reduce that wait time so as not to miss your offer expiring

  • Hi Land Registry.

    I purchased a new build property in April 2020. 4 new builds were built in a 'cluster', all were sold between approximately November 2019 and August 2020....

    My property sale price was listed on the Land Registry's website within 2 months of the sale and my property was the 3rd property that sold....

    It is now over 2 years since the first property sold and none of the other 3 properties sale price information has appeared on the Land Registry website.

    I understand that sometimes transactions are excluded if the sale was for a part or a share of a property, sale of right-to-buy properties, transfers following divorce or by way of gift or exchange. None of these apply to these properties.

    What would be the reason why these 3 properties aren't appearing? Is there anything you can do to get this data and add it to your website if I pass on the addresses?

    Sorry for my analogy, but it feels like I am the only one naked at the nudist beach with them being able to see what I paid for the same identical property, but myself not being able to see what they paid.

    I’d expect it to be processed before the offer expires. However better to request expedition than wait and find there’s a delay for any reason

    You need to contact us with the information and questions first. We can then advise on what we have and what to apply for. 
    Form HC1 can only be used for a specific date and you don’t have that. There will be a few options available so best to find out what they are and then apply as directed

    I have also tried to call twice but gave up after 20 minutes on hold.

    You need to contact us with the information and questions first. We can then advise on what we have and what to apply for.

    You’ll have received an auto response for the type of enquiry submitted. You need to reply explaining you don’t know the specific things to apply for. 
    Just ensure you’ve put in the details so we can check the paper records as appropriate

    If you think something is wrong with the data then you can check what’s exempted and report an error

    I was hoping you could help or provide advice as we are having issues with Land Registry with regards to our house remortgage. 

    We purchased our freehold and this was submitted by our solicitor to HMLR mid September of last year I believe. 

    We are trying to remortgage but the lender has said that the register needs to be updated before they can agree to the mortgage. 

    We then asked our solicitor to raise an expedition using our mortgage offer (31/3/22) as evidence but we are already moved on to variable rate now as it is. 

    The response to the expedition was that this could not be processed any quicker due to developer of our estate having lots of records to update and that had to be in a certain order. 

    Our land registry title is: YY77176

    and the registry title for the estate is YY49275

    Were quite stuck now and really dont want to be stuck on a variable rate for an extended period of time. Is there any advice you can give on what else we can do or how long it could take, our solicitor didnt know the potential duration when asked.

    As you state it’s a very busy development with a wide variety of prior applications pending all of which should normally be processed ahead of your own. 
    It’s not been expedited, which is odd if requested as it could be but not processed as quickly as you/we might like 
    There’s nothing you/your conveyancer can do directly at this stage but if it’s not in order the ball lands back in their court. 
    I’ll see if I can get a better steer from casework colleagues as to whether there a path they can pick to try and get it processed sooner than current timescales suggest
