    I purchased a leasehold flat in August 2018. The seller extended the lease with the freeholder just weeks before selling, but the leasehold term has not been updated on the property register. Who is responsible for filing this update with land registry? Should it have been my solicitor, the freeholder or the seller? The property title number is NGL444803.
    Can you offer any advice on the best way forward?

    If it was extended and then you bought it’s less about whose responsible but all about making sure both are applied for and in the right order. If you bought then your conveyancer would normally either agree the seller apply to register the extension before you then apply to register your purchase. Or you do both. 

    Looking at the title history it looks like the same conveyancer made the 2 applications but a few weeks apart. So that must be your conveyancer 
    Unfortunately the lease extension was rejected as the application form was incomplete. So the later purchase was registered without the lease being extended
    Suggest you speak to your conveyancer and ask them to check/confirm and then apply to update the register as appropriate .

    If the lease extension was agreed in the name of the previous owner does that present a problem with resolving this?

    There were 5 applications attempted but all rejected. One submitted in Sept 2018, one in Oct and three in Nov. 
    It shouldn’t provided an application is made and it is in order re any necessary consents and why only now applied for.

    My solicitor submitted an application mid July to register a previously unregistered property I inherited and add my name to the tittle. Could you tell me the current turnaround times for this type of application as I've yet to hear anything yet?

    You should expect to wait at least 10 months from submission but it could very well be longer. 
    Two key things to note in that regard. First your ownership was protected from the date of lodgement/receipt. The wait time is long and a burden for all but if there’s no urgency then all about waiting. 
    Second is if an urgency arises such as you sell or you remortgage your solicitor can ask us to expedite things and reduce that wait time so it’s considered within a couple of weeks.

    Did a transfer of ownership with a TR1 Form back on 1st November, had Santander confirm all good.

    How long does it take for the online deed to update so i can pay and download a copy?

    Tried in December and Jan but still not updated

    They are Ordnance Survey ‘brace’ markings, Not HMLR markings or anything to with registration of title

    At least 3 months wait, if not a little longer, until it’s processed and the register updated.

We had a anti fraud restriction placed on our house when we bought it in 2020, but don’t really understand why our conveyancers put it in place as looking on what it’s used for, didn’t apply to us (?mis sold to us? Anyway, we want to remortgage and are currently looking to sort out a certificate of compliance to get past the remortgage deadline, but ideally we would want this restriction removed. How easy is it for us to apply for it ourselves using ? Form RX4?  Do we need to ask our current mortgage lender approval first? Also how much would this cost us?

    Some conveyancers apply as part of their service so doubtless your’s did at the time
    You can apply using a form RX3 to cancel it and you’d need a conveyancer’s certificate as per the restriction word8ng also
    Your lender isn’t involved and there’s no fee
