I wondered if you could have a look, and just let me know if there has been anything that's caused the delay or if it's in hand and just taking a little longer to complete? My solicitor has quoted title number TY61596 (however my last official documentation had an title number TY561780 )

My solictor has got back to me this morning saying he has double checked and sent me a screenshot of the application being approved for expedition. Unsure if this possibly as a result of your action? Could you confirm for me if that is indeed the case that this is now expedited just so I have peace of mind. Can I expect turn around time to be 10 working days as advised on the website?

MandyWell over 60% of this type of application needs more either from the solicitor or wider checks by ourselves. Your solicitor can check progress for you in the same way they’ve shared a screenshot - you should expect it to be considered within the 2 weeks but completion can take longer as explained.My advice is to check again with solicitor next Monday to see what stage it’s at or if completed
Still waiting on updates, but I wanted to ask if you can clarify what the actual type of application it is that is pending? I assumed it was a simple ownership derails change after the sale of the upstairs flats as we hold each others leaseholds/freeholds, but my solicitor keeps saying it's a request to split the Freehold which doesn't make sense as I surely its already split? Sorry but really losing my hair about this and what's actually going on. Really appreciate all your help!

There are usually three key stages re such applications and each have to be passed in order.Stage 1 is the statement of truth provided by the applicant - does it contain the required facts to confirm the claimed ownership
Stage 2 is a site visit (survey) by Ordnance Survey to check the reality in the ground matches the claimed facts
Stage 3 involves wider checks which can involve contacting adjoining landowners to see if they object/consent for any reason
Stages 2 and/or 3 May not happen but that’s extremely rare
There is also a floating stage, namely if any stage isn’t complete as ‘more’ is needed and we have to go back to the conveyancer/applicant for more information or an explanation
As for timescales it’s very difficult to be definitive. As a rule of very general thumb you are looking at 2 weeks each for stages 1 and 2 plus 3 weeks for stage 3. That’s a very very best scenario of course but the conveyancer can track progress for you.The floating stage is impossible to put a timescale on as too many possibilities if it comes into play.So for a realistic timescale you are still looking at a 2 month wait as whilst expedition helps it can’t waive the need for the registration requirements and therefore each stage.If your mortgage offer expires end of March I’d suggest looking at a possible extension or alternatives just in case but ask your conveyancer to check progress in a few weeks time“Official Company Representative

We are trying to buy the freehold of our property as a part of our ongoing sale.
The Freeholder cannot yet find the relevant title documents. but has been receiving the ground rent via their agent for 8 years since inheriting from her late father.
How long is the process to reconstitute the title deed likely to take if they cannot be found?
What would constitute proof of entitlement to sell the freehold?
Is there any way to expedite this issue?

Hello @Land_Registry , we completed a purchase of a property at the end of last September, title no. EGL271855. I haven't heard anything from HMLR since and it's been 4 months. So I wonder if everything is alright with our application to update the registry? Can you please check the status of the application for me? We also made an enquiry with the contact form on the HMLR website.
