    I wonder if you can help me. I'm selling a flat which is part of Tyneside lease (like a peppercorn lease) but I'm having some issues as the upstairs flat was sold last March but the leases haven't been updated yet (assume it was in the backlog of non urgent work) - believe its called a "transfer of part" that's outstanding.

    My solicitor can't issue the lease documents to my buyer until they are amended so he has already expedited this with the LR about 3 weeks ago, but I would have hoped it had been completed by now? My solicitor also said that if there was any issues / queries the LR would return them to the original solicitor of the property upstairs, so he wouldn't be advised if there was a hold up.

    I wondered if you could have a look, and just let me know if there has been anything that's caused the delay or if it's in hand and just taking a little longer to complete? My solicitor has quoted title number TY61596 (however my last official documentation had an title number TY561780 )

    Any help is much appreciated

    The application was submitted in April but it’s not been expedited as yet. There’s no request to do so with the case so worth asking the solicitor to check they’ve submitted the request and evidence needed using the right channel 

    I’ll flag with colleagues and ask them to consider expediting based on your comments made here but please do double check matters with your solicitor also 
    Hi Land Registry 

    thanks so much for your reply and your assistance with this last week. My solictor has got back to me this morning saying he has double checked and sent me a screenshot of the application being approved for expedition.  Unsure if this possibly as a result of your action? Could you confirm for me if that is indeed the case that this is now expedited just so I have peace of mind. Can I expect turn around time to be 10 working days as advised on the website?

    It was expedited following my flagging. Expedition reduces the wait time for it to be processed. 
    Well over 60% of this type of application needs more either from the solicitor or wider checks by ourselves. Your solicitor can check progress for you in the same way they’ve shared a screenshot - you should expect it to be considered within the 2 weeks but completion can take longer as explained. 
    My advice is to check again with solicitor next Monday to see what stage it’s at or if completed

    Still waiting on updates, but I wanted to ask if you can clarify what the actual type of application it is that is pending? I assumed it was a simple ownership derails change after the sale of the upstairs flats as we hold each others leaseholds/freeholds, but my solicitor keeps saying it's a request to split the Freehold which doesn't make sense as I surely its already split? Sorry but really losing my hair about this and what's actually going on. Really appreciate all your help!

    The application affecting Number 370 (I believe that’s the one here) was completed yesterday. So hopefully things are sorted now and you can move on
    Check with the conveyancer to confirm and shout if not the case

    That title affects 368 and we contacted conveyancer on 15th Feb for more

    Apparently the solicitors have answered all the questions start of the week.  Could you let me know if this is showing as received and that the  case is still expedited? Unsure what to expect at this stage in regards to turn around times but just wanted to check at least its now back with LR and being processed.

    Having done the standard £3 search online about a neighbouring property, I am aware that it has a 'restrictive covenant'. I think it is possible that this covenant may affect my property and possibly others too.

    How can I find out what this restrictive covenant is ?
    The pen is mightier than the sword ..... and I have many pens.

    If it’s in a deed referred to as ‘filed’ then you can apply by post for a copy

  • Hello ,  My mother died a year ago so we are now starting probate ,   we need to check land registry and we have just done that ,   my mother has lived in the house all her life and bought it many many years ago ,   when we checked the land registry it shows only her solicitors name and no mention of her ,   he has also passed away many years ago ,   Why would only he be on the form and no mention of my mother ?

    Can you give me the title number? I’m assuming you’ve checked the register (not a form?)?
    If you don’t want to share the detail then can you add the entry wording with names/addresses left out or changed?

  • Hi Land Registry,

    We're currently in the process of buying a house Title number; NT337455. There's currently an enquiry with Land registry regarding possible removal of an expired mining lease referred to under the title's charge register. Unfortunately the vendor's solicitor isn't very forthcoming with information. Is there any chance you have an update or possible timeframe?

  • Hello - I'm getting conflicting information from the Land Registry on something which I understand is quite straightforward. 

    I was told a few months ago my husband needed to complete forms AS1 and AP1.  My husband and his brother inherited their father's property jointly and were executors.  My husband bought his brother out and he now wants the property transferred into his name. 

    It is currently in his deceased's father's and mothers names.   There is no mortgage. 

    I phoned the LR this morning with a query re the AP1 form and the lady told me if money had changed hands it should be a TR1 form instead of AP1 but most of the content will be the same.  

    At the end of the call she said it was our choice which forms to use and which way to deal with it.  She said the LR don't need to know that any money changed hands and we could leave this out on the AP1 form.   The half share was £124 so I don't think stamp duty will apply, especially as it's an inherited property. 


    I'm confused about what is the best thing to do!

    Any advice would be greatly appreciated.
