    Oh I wish it had all come together this quickly! Just a few things to do before estate agent comes such as putting my undies away off the clothes airer & quick hoover round 😆 there is still so much to do before we go on the market. I need a valuation to make sure that if I sell I can pay off my mortgage & buy what I want and give DS some money for a deposit, otherwise there is no point going any further right now. Once I have an idea of what deposit I can give them they can see the fa & sort out how much mortgage they can get. Then we go to market or i remortgage. Probably won’t be ready until after Christmas! So much still to do maybe I’m overthinking things

    -Clean living room carpet
    -rip up dog room carpet
    -clean / rip up hall carpet
    -coat of paint hall, stairs and landing, it’s looking very grubby. I was thinking of painting the whole lot white, ceilings & walls & coving so no need to cut in 😁

    I’ve washed down the rear patio & weeded the front forecourt just to make it a bit fresher & tidier. I know people say the estate agent doesn’t care but I do. I know this house needs updating but it can still be clean & tidy.

    You are overthinking, but it's natural 😉
    Please make sure DS and GF speak with a proper mortgage broker, not a conveyor belt one.

    If there's life in the carpets, hire a carpet cleaner for about £25 and go over them a couple of times.
    There's colour in the main rooms so save time and effort by doing hall etc white, it's a timeless classic and blank canvas for people to visualise their own scheme, same with all the little details you are doing. Make it easy for buyers to work out where their possessions will go and they can formulate plans to make it their home.

    Very cold dog walk this morning. We were followed round the pond by a little robin, very cheery 😊

    Finished work then quick tidy round. DS’s gf did kitchen & bathroom. I hoovered the dog carpet. DS & gf took the dog out while the Estate agent came round & valued the house at slightly more than expected. They are the local independent one & fee 1.25%. All positive & lots of advice. Was told not to bother removing the dog carpet but not so sure myself. Also advised to go on the market after Christmas which gives me some time to continue decluttering & sorting. 

    Trip to tip tomorrow & DS helped load the car. Remaining arm from old sofa, large wooden wine rack, old showers, old pillows & anything else I can find between now & lunch time tomorrow 😁

    Had a confirmation email from EA, if sale goes through at the lower price their fee 1.25% plus vat would cost £4275 😳 Good job it’s worth more than I expected 😆 l always thought it would cost about £10k to move but I suppose I had pushed that to the back of my mind. 
    So I better get my savings head on

    Have I forgotten anything? Last time we tried to sell this place (before my divorce) it fell through on the day of exchange so I am feeling apprehensive. We had legal insurance then which covered our solicitor fees so I would definitely have that again.

    I am in the process of selling too so I'm with you with being argh about the costs involved. (Haven't done it for many years) I hadn't even thought of having to pay the solicitor if my buyer falls out. This process is just awful, but onwards and upwards as it has to be done. Wondering if it is too late to get solicitor's insurance...Good luck with decluttering.

    There are no sale no fee solicitors, occasionally they get mentioned on the house boards.

    Get a few quotes from solicitors, then you've a rough idea; usually it's the new tax year they increase the fees a little; they also don't do it each year with fixed price work eg wills and conveyancing.

    Email a few surveyors in the county you're moving to and ask them for an estimate.

    Don't panic about finding money for everything, most of it comes from the sale of your current home, the only things cash is needed for are searches, surveyor, insurance, removals.

    Thing is roughly working it out if I sell at £285 minus mortgage £30 deposit to DS £20 stamp duty/ EA etc £10k - £15k, new house price £220. It’s a bit tight so I need to be on the ball with costs. I’m only moving within a 1/4 of a mile 😆

    Just had a lovely walk with the dog. Very bracing wind this morning. Bacon, eggs, tinned toms, mushrooms, hash browns currently cooking for breakfast 😋 Tip run at lunch time. Going to hunt out a few more things to take after breakfast 😁
