Help i'm stuck on 3 houses and need some pointers...

Ok so finally after seeing about 10 houses i think i have settled on 3 potentials.

2 of them are in the area i initially want to be (Yarm, nice, quiet lots for my daughter to do and has a nice high street with vibe) and the 3rd is in my old area (Eaglescliffe) where i used to live approx 1/2 mile from the town of the Yarm.

Going to put them up here with the pro's and con's and see what you think as i am totally stumped...

House 1 in Yarm.

Needs totally redoing inside with regards to new kitchen, windows, bathrooms, en-suites, flooring and knocking a couple of rooms through to re-vamp the layout.
Its just behind the high street and after speaking to neighbours even though its classed as medium risk the area around has never flooded and even has had new flood defences put in by the council.

Basically it has massive potential but needs some initial money spent on it.

House 2 in Yarm.

This again just needs absolutely gutting and money spending on it like decorating, flooring, new kitchen, new bathrooms and en-suites, new boiler and definitely some landscaping.

The size of the house is good and the layout is nice but needs a lot of cleaning and gutting before you could move in.

House 3 1/2 mile from Yarm.
This is a stunner and you could move in straight away and not touch anything.

I wanted to be on Yarm really but this house is great inside, nice sunny garden and its quiet around there as well.

Apologies if i upset anyone saying i shouldn't be putting people's houses on a online forum to comment but i just need some advice as i am stumped.

If the truth be told i'm thinking House 1 has potential to turn it into a stunner...

    there may be something seriously wrong with house 1, its been on market since 2013, asking price £320,000 and had 6 reductions since then. Why isnt it selling?

    I don't know its the only one with a garden, and the owner obviously priced it too high, saying that id did have a buyer early on only to break down due to mortgage problems.

    Why on earth do you think the first two need to be totally gutted, particularly before you move in?

    Decorating to your own taste I can see but certainly nothing major.

    Seriously the pictures make the houses look better and nicer inside, on inspection they need gutting and cleaning, believe me i'm being kind.:)

    saying that house 1 just needs an initial clean and some building work with new kitchen and bathrooms..

    Whats the massive bridge thing next to house one? does it have traffic/trains crossing it and can people look down from it right in to your garden or bedroom window?
    I don't like house two at all, I don't think it needs gutting but it just looks really bland and characterless.

    Yes house 1 has a train bridge, its not overlooked by any property, the train goes maybe 1 or 2 times a day and lasts about 5 secs as it passes. The rear of the house has a walkway to the high street with house further down so its quiet, over the way from that is a small business which has ugly corrugated walls (surprised the council hasn't sold the land to a developer tbh)

    House 2 needs a dam good deep clean and all new kitchens and bathrooms, trust me it does...

    Thought 1 looked ok, till I noticed there is no family bathroom, only an ensuite to the master and a toilet downstairs. That means you'd have to sacrifice the 4th bedroom/dressing room to turn it into a bathroom, having to spend money on it on a rather short term as I wouldn't want to live without a proper family bathroom.

    House 2 doesn't do it for me at all, it just feels wrong. The heavy dark furniture might be contributing to this feeling, but the outside of the house also just doesn't stroke me the right way.

    House 3 looks good in and out. Location looks better, though that's just judging from pictures as I don't know the area. Layout of house 3 would work for me. Only negative point would be the size of the garage, you'd need a very small car to fit it in there... Still would be my winner though. Garden looks a lot better than the other 2 too.

    No house 1 has a bathroom, its on the floorplan and its the pic with a bidet in it, its quiet a good sized bathroom also.

    House 3 they converted half of the garage into a utility and you can still use the garage as storage, tbh it would suit me as i never put my car in the garage anyway but need somewhere to pu bikes, tools etc etc...

    as you are adamant that 1 & 2 need money spending on them for things that REALLY do not show in the pics then what do you expect to get from asking on the internet where as far as we can see neither house does.

    if you have the budget for such expenditure then put that money towards buying another property that doesn't

    Ok i was being nice in case the vendor actually reads this or someone knows the seller, house 2 the units are all falling apart, coving coming loose, walls need skimming, boiler is older than me, very very tatty.

    House 1 no one has lived in it for 2 1/2 years, windows are rotten up close, carpets are rank inside and the kitchen again is falling apart.
