Help i'm stuck on 3 houses and need some pointers...

We considered viewingt houses in the affected areas during 2008/9, but concluded that the likely cuts during and after the recession might hinder investment in dredging/sea defences, and with rising sea levels, this might mean problems.
What happened speaks for itself. Perhaps we could have had a cheaper house in a more convenient location, but it's impossible to say whether we might be regretting it now, as we didn't look.0 -

The town hall isn't that far away from the first property.
In 1771 the town was 7 feet under water (measured at the town hall).
The River Tees will flood again it's just a matter of when.
I think they are lying to you.

I remember that well, tbh the whole of the north east suffered that day, we had something like a months rain in about 2-3 hours. I was living in the sticks then and remember driving past farmers field and the water coming off the hills was like rivers immediately flooding roads.
The drains system could not handle the water and it was coming up the drains to flood all roads.
Next day it had all gone, even remember the high street where my mother lives and that flooded as well for about 1 hour.
That was mother nature at her extreme for a few hours that day...0 -
The money you spend on 1 and 2 isn't going to raise the value, making the assumption that they are of similar size, presently, and that both areas command similar values.
If you like the bones of number 3, then that would be my choice on a simple assessment of value for money. Or you make sure you get best value from the others.
It's obvious why number 1 isn't selling. Most will be put off. I would expect it to be cheaper as I know that resale will be difficult, even if the viaduct didn't bother me. It's a pretty piece of architecture. How is the light to the garden and house affected over the day by it?
House 2 looks like it's been rented. Unloved. It can be salvaged.Everything that is supposed to be in heaven is already here on earth.

Number 3 is the best. Half a mile is a 10 minute walk. It's nothing. Number 1 is in a flood area and under the shadow of a massive viaduct. I was horrified that was your original first choice!0

House number 2 is strange, i asked the lady how long she had it and she said 2 years, it appears its still in the original buyers hands.
Seriously it needs new kitchen, bathroom, downstairs loo, ensuite, new central heating, the walls are a disgrace some have seriously damage in the bedrooms and it needs landscaping front and back.
I'm sat estimating costs now and i reckon,
Kitchen £8000
Bathroom £3500
Ensuite £2000
Downstairs Toilet £1000
New CH system £5000
Plaster work throughout house £1500
Landscaping (new front drive and patio at rear) £6000
I reckon £27000 to bring it up to scratch, its needs a seriously reduction for me, especially when this is on the market 6 doors down.

No 3 maybe be considered best if your personal style is to like to fake tan yourself a nice shade of cuprinol and have more plastic than Mattel.

You would think cleaning the bathroom before taking pictures would be the top of anyone's list. It's disgusting and has put me right off.
The island in the kitchen has left only enough room for a very skinny person to get past. That would have to go.:footie:

I had a look on Rightmove and there are other houses which imo are far nicer than any of those three, but they don't meet the OPs criteria for location, etc. 3 has a better layout. The developer style decor isn't to my taste, but you take your own stuff with you.0

I want to be somewhere nice close to the motorway, so when my daughter comes over its not to far travelling and there is plenty to do, that's why I picked Yarm plus I lived in eagles life years ago so sort of k ow the area.
Very disappointing some of the houses that are for sale, I wouldn't dream of showing anyone round mine in some of those conditions I have seen.0
