Help i'm stuck on 3 houses and need some pointers...

            I agree that neither house 1 or house 2 look in need of gutting/immediate major work......and believe me, we've owned some real wrecks - one unmortgageable Georgian village house and a Victorian pile that had been divided into several tenanted flats, one of which had poo smeared around the bath when we completed and moved in with our 8yo :eek:
For me, number 3 is too dressed/show home-y and I hate the kitchen. I prefer my houses to show off my style and that just looks as though someone has gone out and purchased whatever kitchen/bathroom fittings are currently 'on trend', lol!
I'm not a fan of newer builds though, so none of the three really do it for me. That said, I guess you like contemporary and as you seem to be worried about the level of work required in the first two - it really does only look cosmetic to me - I think house 3 is your best bet.
If I had to choose one for myself, I think I'd plump for number 1, although the proximity of the viaduct - whilst an interesting piece of architecture in itself - would worry me with regard to the noise from the trains.....Mortgage-free for fourteen years!

            1. Gives me the heebie jeebies - that bridge! It looks lovely, but it just scares me and makes my tummy flip.
2. Bit 80s looking inside. The rooms measure okay but look smaller in the pics. Bit characterless.
3. My fave. I even like the kitchen lol.
The location of 2 might swing it though. Nearer Yarm.

The town hall isn't that far away from the first property.
In 1771 the town was 7 feet under water (measured at the town hall).
The River Tees will flood again it's just a matter of when.

            So after sleeping on it and the very helpful posts from you people then house 1 ruled out. Looks like house 2 then as I really wanted to be in Yarm, honestly it is a health hazard, can't believe people show houses in that state. (Dirtiest house I've ever been shown round)
But in the up side spend money on new kitchen, boiler, bathrooms, en- suites and walls getting re-skimmed and it would be a stunning house and the perfect size tbh.
No way would I pay anywhere near the asking price mind.0
