If you do go for house 2, it's been on since December, so I'd go in with a very conservative offer, probably around 50k under asking, with an eye to settle at 30k under asking, to finance the works. Vendors will probably not be keen, as they don't seem to have reduced their price once, but I certainly wouldn't pay asking price for it.

It has been reduced from £265 to £255 now, it's up with 2 agents and that link I posted has not shown as reduced.

I was thinking exactly the same going in at around £210 tbh and take it from there saying to the EA the amount of work it needs doing. Tbh the EA needs to go back and tell them they are never going to get anywhere near the asking imo...

Wonder how much it would be to render house 2, that brick work just doesn't do it for me :-)

255 is still 20k too much, good luck!!!

Yes I do like those rendered homes as well.

I personally think £255k is about £40k to much and if you walked round it you would say the same...

Are there any older properties around Yarm? All of the houses that have been linked to so far are fairly new builds, is that what you particularly want OP or is it juts a very newly developed area?
  • Believe me i've spent weeks on right move now in Yarm, tbh all the houses are between new and 20 years old.

Spoke to the agent about house 2 and said my feelings i.e it needs a load of work and money spent and i'd be nowhere near the figure they want, did give her a rough idea of where i would be (not official) and she said their manager has been telling the sellers for a long time they need to be realistic about potential offers.
