Help i'm stuck on 3 houses and need some pointers...

            I had a look on Rightmove and there are other houses which imo are far nicer than any of those three, but they don't meet the OPs criteria for location, etc. 3 has a better layout. The developer style decor isn't to my taste, but you take your own stuff with you.

            Op do you need 4 bedrooms? I had a quick look on RM and there are some others which may fit the bill.
There seems ot be a lack of character property though, it seem there is only very new housing stock around there, which surprised me.0 - 
            Ideally wanted 4 rooms upstairs or 3 beds with a dining room downstairs just for space ideally.
It's only for me but will have my daughter most weekends so somewhere for her to play inside and out really.
What have you seen like?
Also don't want to be on the other side of Yarm where the school is because there is approx 1000 houses going up there and that estate has pylons running through it.0 - 
            I actually think No 2 has potential if you have money to spend - that kitchen and dining room offer really good 'on trend' kitchen/family room space with a knock through and the whole thing has a good 'flow' even if currently unloved and boxy but most are unless you go period/character/not detached. Plus your preferred location.
No 3 is show home 'perfect' but you have to like someone else's taste (since when have purple kitchens been a thing?) Also, the lounge is too narrow for me at 10'

You seem to be after 'perfection' before you move in - not always realistic. Location 1, potential 2, current state 3 for me0 - 
            I would go for House 3, as I would prefer to walk in and do very little, having renovated houses before!0

I need something so my girl is settled and I am a little disheartened by the choice.
I have always envied some of those people on homes under the hammer who buy something and totally revamp it.
That's why I was thinking about the house under the viaduct.0 - 
            I thought these were nicer and a couple are on for lower asking prices. I know you said you prefer Yarm, but the ones that aren't in Yarm are within half a mile.

Thanks for the links, I don't want to be on Ingleby Barwick estate it's just too big.
I went to the other 2 houses in Yarm and the 3 bed one is totally overlooked and I don't trust the seller as his reason for moving 8 months after buying was his wife missed her friends 10 mile away. There's something more to it I think, it's been sold a lot of times over the years compared to others in the road.
The other 4 bed has a tiny back garden and it's overpriced imo.0 - 
            House 1 I thought had potential to make money in the long run, that's why I'm intrigued by it. Like I said it seems to be like of these homes under the hammer homes lol...0
