Help i'm stuck on 3 houses and need some pointers...

    Its a nice house, very nice but Ingleby Barwick is just one massive housing estate the biggest in europe i believe and not somewhere i wish to live tbh.

  • Can’t comment on the area as I don’t know it but I would personally go with number two for value for money. Number 1 is only 3 bed, and then there is that bridge! And number 3’s rooms look a bit pokey.

    I would disagree that 1 and 2 need ‘absolutely gutting’. If anything it just needs a bit of re-decorating to your own tastes.

    Ok appreciate the honesty, i'm in two minds whether to put in an official offer with the agent tbh, can't see the point when i'm sure we are about £20k apart in what they want and what i would pay...

    First jobs would be new boiler, kitchen diner knocked into one and new bathroom, honestly it was in a bad way...

    Do you know for certain the boiler needs replacing? Surely the other jobs are down to personal taste? Not trying to be rude, but just saying :p

    Regarding an offer, when we were looking to move to our previous house in 2011, we offered 240k on a place that was on for 280k (reduced from 350k). We had a max budget of 300k plus 100k+ to do the restoration works - it was a grade 2 listed, five bed Georgian former village shop that the current owners had extended without getting LBC and needed everything doing as it was untouched (apart from the dodgy extension!) since the 1960s.

    Our offer of 240k was accepted, although we later pulled out due to new builds at the back that the vendor/EA lied about. It lingered on the market a further twelve months and eventually sold for just over 180k! Fully restored it was a 500k+ property.
    Mortgage-free for fourteen years!

    Yes the boiler does need replacing, its nearly 20 years old and not efficient at all. To the point where if and when it breaks there will be no way they will find parts to do it. Also i'm not sure it is down to personal taste when you go into a kitchen and the drawers are hanging off and damaged, bathrooms sorry but in my eyes they need doing and i believe most of the feedback from other viewings as per the EA conversation i had today matches my views.

    Also there would be no way a mortgage valuer would value that house at its asking price so would just be another hurdle if anyone did offer asking or close to it.

    I'll just keep looking tbh, found out today that only 8-10 trains use that viaduct a day in yarm and also spoke to the man from environmental in the local council with regards to flooding and he did have nothing but positives for Yarm following the money they spent on flood defences years ago which matches the resident in the same road.
    Still how easy would it be to sell in the future...

    Think Yarm is as far as i'm prepared to go for travel time tbh...

    Only another 6 mins' drive for Guisborough ;) Just have a little look-see on rightmove... can't do any harm...

    Used to live near there as a kid( about 5 miles away), not an area i would move to tbh. If time was no problem being closer to my daughter i'd be off to Great Ayton or Stokesley tbh, always liked those areas but thats just too far away.

    Starting to think about Wynyard again tbh, a bit closer than Yarm, just not as much to do nearby for me or my daughter but it seems a nice area...

    As with so many I am a long time lurker on MSE forums, this thread has made me join. I know Yarm well having lived within ten minutes walk for forty years. I would not live in Yarm. Beautiful little town, has been voted best high street in Britain back in the early 2000's. Lovely for a visit, for a walk down the high street and have a coffee or pint and lunch in one of the many pubs and cafes but to live under the viaduct that has freight trains running overhead, no way!

    There are over a dozen pubs and the same number of restaurant on the small high street. Weekends folk come in by the minibus load and at the pubs are heaving making it a noisy place to live. The house you are looking at is not far off the high street. There will be noise pollution. Traffic into and through Yarm is horrendous. Partly due to the council giving planning permission for more and more houses in and around Yarm, partly down to folk crawling down the high street looking for parking spaces.

    Ingleby Barwick is more that 1/2 a mile away - remember Rightmove gives 'as the crow flies' distances. You get a lot for your money there but it is basically an enormous housing estate with few facilities.

    There are plenty of places to live within walking distance of Yarm with green spaces and play areas for your daughter, only a short drive to Preston Park and good links to major roads. I can't post links being a newbie but suggest you look at Eaglescliffe on Rightmove and consider the slightly older houses (70s/80s) that aren't so nice looking on the outside but are much more solid and internally more spacious than the new builds. Often changes needed will only be cosmetic. The far side of Yarm is ok too.

    Hi thanks I used to live in Eaglescliffe early 2000's so know the area well. I know Yarm quite well also, I'm not going to bother with the viaduct one but house 2 has potential but not at that price.

    I have considered Wynyard as well but not seen much over there and the facilities aren't the best tbh.

    I do like Yarm but the idea of 1000 new homes is a little off putting as well, tbh my heads a mess with potential areas, which are nice and have decent facilities and near main roads to allow easy access to Durham City.
