Help i'm stuck on 3 houses and need some pointers...

Really...how about 60 times per day. Half of them long freight trains.

Well, in that case - coupled with the potential flooding issues - not number 1 then!
When we were moving the last-but-one time we viewed a perfect - for us, lol, not for most as it was a grade 2 listed with an unfinished extension built without LBC! - house with rear garden that overlooked a small rural car park with open fields beyond. It was being sold by an older, divorcing couple - the husband had already moved out to live with someone else and the wife was very keen to sell.
We had an offer accepted (240k on an asking price of 280k) then returned for a second viewing to check what works would be required to bring it back within the realms of the listing and noticed some diggers within the car park. We asked both the EA and vendor what was going on. The vendor denied all knowledge and the EA just looked sheepish. On our way home - 150 miles away - we called into the EA office where the manager told us it was a small development of three small bungalows. We were a little miffed, but we loved the character of the house so accepted this.
Back home we checked the planning portal and discovered the houses being built were actually large two storey, five bed executive homes. We pulled out and the house sat on the market a further year end later sold for 181k.
Moral of the story - don't believe what desperate vendors and their EAs tell you

If you cant decide which one to buy then buy the one that will make you the most money while you look for a place you do want to live in.0

TBH on first look no 3, but how busy is the road at the back, in short none of them. Hate the viaduct, no 2 is OK and has potential , no 3 think the road with lights on all night at the back would put me off.0

I agree, keep looking. Houses sell themselves to you, if you don't feel that "pull" then keep looking.0

I appreciate it, I wanted to get something straight away so my daughter has somewhere to stay when our house sells in August and she comes and stays with me. That's the reason behind the urgency...
I'll be honest I'm thinking number 2, ticks all the boxes what I want but it needs a deep clean before I would even cross the door tbh.
Then I'd have builders in straight away to do a new kitchen diner and bathrooms with the daughters bedroom done straight away.
Depending on offer being accepted of course...0 -

If you want to buy and have building work done all by August, you are pushing it. It can be 6-8 weeks to get kitchen units never mind find a builder ready to start.
Without prying into your circumstances, I can understand you wanting clean before you move in, but your daughter is unlikely to mind the rest especially if you have plans to upgrade which she can share.0 -

Yes I realise that and the first step is to get a home and take it from there.
But I'd feel better knowing I have at least found something, rather than despairing whether or not something I like comes up or maybe I should look at a different area? I don't have any ties to Yarm except it's a nicer part of town and only 35 mins to Durham where my daughter will be living...0 -

Is there a reason you don't want to be closer to her, presuming that's where you are now as well? Not prying but if you are going to be sharing childcare 35 mins can actually be quite a long time.0 -

I do t want to be in Durham so had a look at Sedgefield and Wynyard as well.
I have traveled the roads a lot and every time it's 30-35 mins in a car, I work away so will only have her long weekends when I am home and the odd day a week which I do t mind at all.0 -

I'm sorry, I wasn't meaning to make you explain yourself, just putting the thought there when you seem uncertain as to area.
