    I would opine that once this "move" is out of the way it is possible for a man and a woman to be friends, but it is rare.

    Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
    If you are planning to upsize the new house will cost more.
    If you are planning to downsize your new house will cost more than it should
    If you are trying to buy your first house its almost impossible.

    Rubbish. Anything "happening" is a bonus. If you fancy someone you're more likely to enjoy their company. Not all men are arrogant enough to think that a woman will just fancy him. When it's clear she doesn't fancy him, why stick around if he's got a 1 track mind? You could point towards the woman starting a relationship and the friendship weaning, but who wants a man thinking he's trying to get with his woman?
