    1. You may like to have a look round the rest of the site. Some of it is very useful, and I think you would find your natural home on the Vent board - http://forums.moneysavingexpert.com/forumdisplay.php?f=82

    2. I worked in the County Court system for twelve years - many years ago - and I would say please please please do not take things to court, please do not rely on tiny bits of small print as absolute case clinching arguments and please, whatever else you do, please do not assume that the judge will make an order that is predictable or even logical. They do what they think they ought, not always what you would expect. They may well grant an order for the agents to enter on grounds that you would not consider appropriate, but the order would still be granted.

    Also, you may like to avoid the Old Style board.

    I hope it all works out for you. Perhaps you may be able to ask the agents whether under the circumstances they would be agreeable to early termination of the contract. They may agree that it is the best way.

    I said "If I'm there or not the landlord will enter the property". You called me stupid because of this. Call me what you like, I'm a disabled woman who spends 24 hours a day at home so I NEVER said they came in when I wasn't there, they told me they would enter if I wasn't there! So, you assume that not only am I stupid, you assume that I let people I didn't really know into my home without me being present. So, thanks for insulting a brain damaged, housebound, bipolar, anxiety ridden, asthmatic and currently recovering from 2 grand mal seizures young lady. Bet you feel really big now don't you??

    Yaaay, I finally conned a man into making a honest woman of me. Even more shocking is that I can put the words "Happily" and "Married" into the same sentence and not have life insurance on my mind when I say it ;-)

    Haven't been on here since 2008 and just scouring the forum came across this post.
    Got to say I haven't :laugh: so much at a tenant for a little while now.
    Soniclord stop being an a**ehole and try and work with the LL / LA to resolve your issues.

    I am a Letting Agent myself and manage many many properties. I so wish you were in one of mine as I'd wipe the floor with you and have you out of there before you could BLINK!!!!

    Regardless of the tenant's attitude I would expect an agent to act professionally - you have just come across as a bully.

    The properties are not yours, you act on behalf of the LLs and should work in their best interests not to your own agenda. Perhaps agents like you are the reason that posters like the OP come on here with bad attitudes developed from past negative experiences.

    The rooms were EMPTY when I viewed them... Now the rooms have mine and my families personal items in them. And what if (god forbid) I didn't want the agent to see them.. I would then say please don't go into the bedroom because it's my private area and that should be that.

    On most if not all draining boards (perhaps only older ones?) there is a circular object slightly raised up on them and it's come loose. Therefore the water that should be draining into the sink is leaking water into the cupboard instead.

    To be honest it's highly unlikely the agent would be agreeable to early termination of the contract. But I may well see if I can have it reduced from a 12 month contract to a 6 month contract.

    Should I feel big? Is the question I believe you should ask. Not that I'd answer it. I'm simply making an observation.

    And if you are all of the above (quite a lengthy list might I add!!) then what the bloody hell are you doing on this forum?? It won't help your anxiety one bit. Here's a suggestion LOG OFF.

    Spot on. Absolutely spot on. That is exactly the reason I've come on here with what many pertain to be a bad attitude due to negative experiences with people such as Gasha. Not that any landlord or agent has wiped the floor with me yet. I'd like to see them try though lol.

    There are many ways to end a contract and many ways to regain possession of a property. For now I will keep these under my hat as there are lots of LA's that really don't know what they are doing and for me these are my 'tools of the trade'.
    I always act professionally and me a bully?? lol If you spoke to any of our tenants you'd know what a joke that is.
    You are correct, most of the properties are NOT mine, some are though but please let me enlighten you as to WHO I act on behalf of TENANTS & LANDLORDS, NOT just Landlords.
    My job is to act as the middle man. To ensure that the tenant has a decent home to live in, a home that is economical to run and that all the things that a LL provides work as they should. I've often been a money lender (as a friend not a shark) when tenants are short of their rent or have had a mishap. I am a shoulder to cry on during hard physical, emotional and domestic times. I get invited to tenants BBQ's, weddings and even christenings.
    For LL's I ensure that rents are paid on time where possible and the properties are looked after.
    I work for ME not the LL and I work in what I believe is the best way for all parties.
    When someone acts like an a**hole I get shot!!!! And this goes for LL's as well as tenants!!

    I odn't have the time or inclination to 'fully read' your very long posts although I have scan read some and it appears you have come here for a rant and that's fine.
    I shall choose not to get into a dispute with you without having all the facts (see above) but please take a chill pill, life is so short and you really mustn't be so pedantic over issues that are easily resolved by the looks of it.
    I always wonder how BAD people must have been or how SAD they are when their attitude is so aggressive right from the very off.
    Not everybody is out to get you you know!!
    What I suggested was that you work WITH the LA but it appears that you don't wish to by deciding WHICH rooms they look in and which they don't get access to.
    An agent has a duty to check all rooms, regardless of what sex toys are lain across your bed. Remember these 'sex toys' may be 'cannabis plants' so I would definitely be 'demanding' entry.
    If you didn't permit this after gentle negotiations I would then serve a Section 8 Notice, Using Ground 12 which reads:-
    Ground 12
    Any obligation of the tenancy (other than one related to the payment of rent) has been broken or not performed.

    Now I may not get a possession order straight away but I would be suggesting that the Judge gives me a suspended one just in case you decided to continue with your games.

    I did have tenants who carelessly (definitely) left sex toys for us to find when we had to attend the house to drain radiators and "fix" the boiler. They were both too hopeless to take the detailed instructions on how to bleed a radiator over the phone, so we went to do it. They'd left a big box of sex toys and little outfits in the same cupboard as the boiler. Let's say she was "slightly" embarrassed and the subsequent offer of coffee politely declined. We had a good laugh on the way home. I can still see the look on her face.
