Agency taking the !!!!?? Regarding property visit

    I don't think you are cut out for being a tennant. You seem disproprotionately angry about everything.

  • Can't be bothered to fan the flames on all the other points. Just wanted to say that emailing 5 minutes before the office closes is often a sign of someone who has been out of the office all day/stuck in meetings/working really hard/whatever and wants to make sure they've addressed everything in their in-tray before going home. It's far more likely they have genuine business reasons for emailing at the end of the day than that they're deliberately sneaky. Suspect you're being a bit paranoid.

    I'm just chuckling that one of your major points is "they emailed 5 minutes before closing time". As BornAtTheRightTime says: you're being very paranoid.

    But saying that, if I were a LA and had such an obtuse tenant, I'd do everything in my power to ensure that other "genuine" problems with other tenants were addressed first, so it might have been an admin person at the agency with a sense of humour. Your "smart-alec" type responses (in particular with regards to the kitchen heater) are doing you no favours - no-ones trying to be "clever" with you, so don't use that as an excuse to be so arrogant. You should start concentrating on rebuilding what little amicable relationship you have with LL/LA before your situation gets worse...

    I'm just intregued as to what you're hiding in your bedroom...

    And for the record, 10:01 is between 10 and 1. As Is 12:59, and as you quite correctly state, 11:30 is too. Again, stop trying to be clever.

    A person who makes everything into a crisis, plays up every little "hurt" real or imagined, expects total perfection all the time, sends MASSIVELY long emails for everything (where does the time come from?) and acts all hurt if anyone dares question this behavior.

    You are seemingly paranoid, intensely combative, and not a little unreasonable. Oh - and don't tell people off for spelling errors - you cam eon her for advice and a hasty and slightly inaccurately typed response in not an issue that its reasonable to pick up on.

    If you don't want to have the inspection visit, or whatever they are calling it, just say you are not comfortable with them entering the property in your absence. Then tell them that you work and are therefore away from the property between 7am and 7pm on every day that they are open, therefore you unfortnuately will not be able to accomodate their visit. Job done.

    Just calm down about the rest of it.
  • Soniclord you have a very unfortunate writing-style. I did advise you before to write concisely and neutrally about everything you'd like the agent and landlord to address. The tone of your posts here and your communication with the agent come across as very emotional and really combative. If you want cooperation from other people it's normal practice to be polite and give every appearance of trying to be reasonable. It sounds like you've chosen not to attempt either. Has anyone in the past ever accused you of trying to make mountains out of molehills?

    I'd wish I still have LA who'll let tradesman in when I needed repair. Now I have my own place, last time our toilet leaked, I rang around to all the plumbers my friends and colleague recommended, and it's 3 weeks before we can get someone to pop around. (Hubby ended up fixing it himself follwing the big red DIY book). The boiler broke down and we were 1.5 weeks without hot water. As someone explained, tradesmen never give an exact time when they'll turn up. It's usually either morning/afternoon, or even all day.

    When I was renting, I just let the LA handle the waiting. They get fixed when I'm at work. I of course didn't change the lock. I'd rather not have to take a day off to handle inspections and repairs.

    A week for me without hot water! Boiler was leaking. Plumbers answer?? Put a towel down and shut off the valves, we'll be out next week!

    If a leaky sink bothers you that much, sort it yourself. I fixed my old loo because the plumber stuffed up TWICE, and I'm a girl. I did it because it BOTHERED me and I got sick of mopping up filthy water.

    As for everything else, I suggest you give us a scan of your tenancy agreement. Maybe then we could point out the bits that say your landlord or it's agents are allowed to enter your property as long as they have given you prior notice. Our last rental property was through an agent (we have bought a house now, for this very reason) and they called every 2 months. If I was in or not they'd come in and basically they just want to check that things are working and that there's no damage. If you have nothing to hide you have nothing to be afraid of. And if you've caused damage they will only care if it's still there when you leave, or will take your deposit. But I think it's a case of being awkward on your part.

    If you want all this privacy, if you want EVERYTHING doing according to YOUR timetable, if you want people to be at your beck and call then buy your OWN house. Simples!!!! Whether you are paying rent or not, you are still living in someone else's house and to me it seems you have no respect for anyone's needs but your own. (Why does it matter that the owner of your house has a normal job? Do you really expect him to drop whatever he's doing to fix something you really could do yourself!!)

    I personally would boot you out just for being a complete pain in the backside. If you say these inspections by the letting agency aren't mentioned on your tenancy agreement, I can find a pile of agreements from the different rental properties I've lived in, in DIFFERENT counties that all say that they do periodical assessments of their properties, it seems to be standard so you're kicking up a stink about something that we've all gone through and thought nothing about it. They do it to protect their own backs, they're not doing it for your benefit! Some people are just never satisfied!!! Oh, and the fact that my father in law is a landlord too might have something to do with my opinions!! He gives his tenants his phone numbers but the reason for that is because the letting agency charges him for EVERYTHING they do for him and he's not prepared to pay £20 odd every time there's a minor fault in the house that might only take 2 minutes to fix, but will take the agency 24 hours to actually get in touch with him to tell him about the problem in the first place.
    Yaaay, I finally conned a man into making a honest woman of me. Even more shocking is that I can put the words "Happily" and "Married" into the same sentence and not have life insurance on my mind when I say it ;-)

    I'll answer you first because your full of !!!!. I have no need to give you a scan of my tenancy agreement. As I know for a fact (yes I've checked) that under no circumstances is the landlord or agent entitled to enter this property i'm renting (which is MY PROPERTY) whilst I'm paying rent without permission from me. Regardless of if I'm in or not and regardless of if they gave me notice or not.

    And Clause 2.24 of the tenancy agreement says,
    To permit the Landlord, his Agent or authorised workmen, from time to time upon a minimum of 24 hours written notification (except in the case of an emergency), to enter the property during working hours, or at other easonable times including at weekends, to inspect the property, it's fixtures and fittings, and to do work which might be required from time to time in order to fulfil obligations under this agreement or relevant legislation

    What it doesn't say is the Landlord or Agent or ANY workmen can enter my property whilst I'm not at home! In fact read this,
    In English/Welsh tenancy law there is an implied right to "quiet enjoyment". Basically, this means that a landlord can only enter a property without the tenants permission in cases of emergency.

    And this,
    In the covenant of quiet enjoyment, the landlord promises that during the term of the tenancy NO ONE will disturb the tenant in the tenant's use and enjoyment of the premises. Quiet enjoyment includes THE RIGHT TO EXCLUDE OTHERS FROM THE PREMISES, the right to peace and quiet, the right to clean premises etc etc

    And just to be clear the bit in bold also means that whilst I'm renting the property I can also exclude the Landlord from the premises if that's what I chose to do. After all it's my house while I'm paying the rent.


    And you are clearly a mug. You let your agent come into your house when you weren't there. That's just stupidity. It's like inviting strangers to come into your house while your out just to have a look around. It's not normal.

    Also it's not about having anything to hide or wanting to be awkward. But the fact that someone else thinks they can let themselves into my house when I'm not there IS illegal as it would be without my consent regardless of if they gave notice or not.
