    For many Ts it becomes an issue when the LL cannot get on and sort out those repairs issues which have already been notified and then send over zealous routine inspection letters suggesting that they have free access to the property, via their copy keys. They don't. Absolutely correct

    LAs should be able to stick to an appointment gap of 1 hour btw. I'd say appointments should be made and kept to, 15 minutes late and i'd be off, i don't think it's fair to have people waiting around for me!!

    Not after a dispute, I just think the OP has got some issues, deep ones. :rotfl:

    tbs64 is correct in the legal sense, but you know best for yourself.... If I were a Landlord, I would be thinking that I pay the piper, so I will call the tune. And as a Tenant, I would be thinking this wolf in sheep's clothing is still a wolf. I would be happy if you were to represent the Landlord from the perspective of excellence in service or whatever, but I would be quite put off by any agent who purported to act on behalf of tenants, more so if I felt that self delusion was involved.

    omg why is anyone even bothering to give the OP advice. I simply cannot believe their attitude to people trying to help them. They want everything their own way and expect everyone else to have regard for this yet they have no regard for anyone else at all. Its people like them that give tenants a bad name.

    I would have thought that, given all of the niggles that the OP has with the property, they would be welcoming the landlord's inspection. As soon as they crossed the threshold I'd be pressing a nice, long list into their hands of all the things I'd been emailing them about.

    I suspect that doing the inspection 5 days "early" is precisely in response to the tenant's observations and exactly why they have proposed doing it now. I find it remarkable that the OP doesn't seem to be able to appreciate this but just sees it as an opportunity to be outraged and frustrated.

    With respect. That's crap and you know it. If the landlord (agent actually) was intent on getting the repairs done they would have been done by now. And if they were professional then they shouldn't wait for me to press a long list of repairs that need doing into their hand on the day of the inspection. I reported the repairs that need doing 3 weeks ago tomorrow (they're getting fixed tomorrow apparently) so how can I take the fact they want to do the inspection 5 days "earlier" as them actually wanting to sort out the problems.

    Bearing in mind the inspection date is 2 weeks and 1 day from today! Which will actually be 5 weeks and 2 day since I will have reported the repairs that need sorting. And if they did wait until then I'd terminate this tenancy agreement by simply leaving and renting elsewhere. Back to a private landlord (my previous one who made it quite clear he would have no problems me renting through him again) As I will NEVER rent through an agency again.

    I think it's been pointed out to you before that the AGENT acts for and on behalf of the landlord. They cannot arrange any repairs until and unless the landlord authorises them and agrees to provide the funds to have them carried out. You seem to think that the agents are being negligent or obstructive but I believe that you are mistaken.

    I cant believe this is still going on! OP is never going to be happy, so we should just leave them to it.

    Could I ask a question - I rent out a property via an agent to a great tenant - however, I was not aware that somebody had the right to change the keys once he had moved in. My agent has a set of keys to the property should they be needed and I thought this was the norm for emergencies etc. I admit I am lucky to have a great tenant - the one before was the tenant from hell - and when there has been a problem with heating I have had somebody out within 24 hours and had it fixed but the tenant just said let yourself in which was good of him but enabled me to get an electrician at short notice since he could name his own time and the agent had keys for access.
  • Regardless of tenure (Private rent, secure tenant, owner occ) some people choose to make provision for the availability of a spare set of keys, some dont. That's personal choice. However, from a domestic security point of view, it is a wise householder who takes such actions to ensure that s/he has control over access to their home.

    Access in the event of an emergency is always used as a justification by landlords. However, that justification rarely seems to be reciprocated as I know of very few landlords prepared to give their tenants a key to their home "in case of emergencies". Landlords do seem to be keen to house tenants who must be very unlucky, with all these "emergencies" flying around.

    So a tenant has the right to move into a rented property via an agent and change the locks? Sorry, just double checking since I didn't know this could be done and its helpful having the correct info. I know when my previous tenant moved in she proceeded to change utilities without telling anyone and was told this is only allowed if permission is given - the first I knew was when the bills and debt collectors started to pile up since this was the tip of the iceberg - however, I digress. Thanks for any help on this.
