    Yes. They should replace them at the end of the tenancy though.

    A defining aspect of a tenancy is "exclusive use", which, obviously, infers the right to exclude. What better way to do so is there than a secure front door with access limited by the tenant?

    Your utility changing tenants are a different subject altogether. It might help to consider that a tenant who wants to take reasonable steps to protect their home by ensuring its security is a tenant who places a value on that home. Perhaps the tenant who has little regard for who has access is the one to be careful of.

    tbs64 is correct in the legal sense, but you know best for yourself.... If I were a Landlord, I would be thinking that I pay the piper, so I will call the tune. And as a Tenant, I would be thinking this wolf in sheep's clothing is still a wolf. I would be happy if you were to represent the Landlord from the perspective of excellence in service or whatever, but I would be quite put off by any agent who purported to act on behalf of tenants, more so if I felt that self delusion was involved.

    No not new at all. I choose not to come on here too often because I really don't have the time. You obviously do with 9000+ posts!!!

    A GOOD Landlord won't mind if I act for tenants and them because they know that things are done legally and above board.
    The only one's who choose NOT to work with us are the dodgy one's which is no surprise is it.

    My experience of this forum is that it's usually tenants who have a gripe with their LL or are experiencing problems with them that arrive here looking for help and guidance.
    Most people on here give 'poor' or incorrect advice because they know not what they are talking about so I'd have thought that an agent with a 'good and honest' view on situations would be welcomed not shot down in flames!!!

    Can you see why I don't visit too often??

    Just to re-iterate for any inexperienced Ts reading the thread - a Letting Agent acts in the LLs interests, on their behalf. An LA who tells you he is acting on your behalf too, as the T, is talking hogwash.

    Some LAs will be more helpful than others but that does not alter the basic fact that the LA is the agent of the LL and not of the T.
