plumbers take time to come out, end of. Managing agents can check up on properties, they have given you notice, end of. Property seems fine and well looked after they may not come again 4 months later, you carry on being obnoxious and attempting to be obstructive to them and they will come as often as they can. If you were in my property and coming across the way you do I would instruct my agents to keep a close eye as I'd be very worried about your behaviour, my property my right to be concerned. Agent emailed at 5:25, get over it, that's life.
The people who work for the agency are doing their jobs, in an entirely appropriate way. They are not your personal slaves.
If you don't want these problems then save up and buy your own property. And if this is the way you approach all areas of your life and get into a stress so easily then find some ways to enjoy things more, or you'll end up making yourself ill.Riding out the receession.........0 -

Did you skim read the majority of this entire thread? I told the agent (that's right TOLD the agent) they would be coming every 6 months and that is more than enough for us both. THEY AGREED. END OF. And trust me they will NOT be coming as often as they can as I'd refuse them access.
As for if it was your property,you'd instruct them to keep a close eye. Well good luck with that as you obviously give a damn about your property, this landlord doesn't seem to give a !!!! period. And if he did instruct them to keep a close eye on this property I would sue them for breaching my right to 'quiet enjoyment'.

By the way I rented previously through a private landlord not some scum !!!! agency, and he was brilliant, I only moved because this house is closer to town than I was previously. And as you know agencies are notoriously slack and !!!! at what they do. Use google search the forum. You'll find plenty of stories AGAINST agencies. Things I had no clue about until AFTER I signed on the dotted line...

Don't be daft, there is no clique. Your problem as I see it is that you don't appear to need or want advice half the time you just need an excuse to go on and on and on and on and on and on and on and on and on and on and on and on and on saying the same thing over and over again.
I don't understand why you persist in starting threads on here about your renting situation as you don't appear to need other's opinions at all, just some people wind up and to argue the toss with for a few pages.0 -

I really hope you are able to sort out your issues with the landlord and the agency, but please appreciate a lot of these posters are experienced landlords and tenants who are taking time out of their day to provide you with accurate information to help you resolve your problems.
Swearing at everyone and generally insisting you are right (when you have been incorrect on some finer points and technicalities of the law) is not going to win you any goodwill when you really do need help.
Even if you don't wish to take the information you are being given at face value, please go and look up the points they were referring to independantly so that you can see for yourself.

I have had a bad landlord in the past which is why I'm like I am now.
Perhaps have a think on the difference between directed anger and undirected anger. It is bad enough when the anger towards a past landlord spills over onto a later landlord and agent - but when it spills over onto a forum of totally uninvolved people.
It is a case of don't get mad, get even. If someone has exploited a lack of knowledge on your part, just get the knowledge for the future and deal with a new landlord and agent as totally separate people, just be firm about your rights, but don't inflict the anger of the past on them. This is the optimum place to be, they cannot get one over on you - and if you don't get angry they cannot trip you up and get one over on you that way.
Similarly, here, if you don't let past anger spill over, you'll get much more help from people, you'll know your rights and the Agent will know not to mess with you without any need for unpleasantness.Hi, we’ve had to remove your signature. Which forgive me if I'm wrong (I can't be though surely?) if they're saying WE WILL gain access. That's a pretty BOLD statement. It's them assuming I'd be okay with it. But I'm not nor would ever be. And why I was confused is the letter says they WILL gain access if I'm not there. Without asking my permission or asking if I'm okay with it. And when they replied to my E-Mail they said they wouldn't enter the property without me being there. But the letter said different. So obviously it's a bit of a contradiction between what was said in the letter and what was communicated to me via E-Mail.
For goodness sake, lighten up! The letter is clearly a standard one, hence the "subject to holding a set" phrase. They obviously hold keys to some of the properties that they manage but not others, and this depends on their arrangement with the LL and tenant of each property. As I read it, their standard letter is saying that "if our agreement is that we hold a key and can let ourselves in, then we'll do so" - and since they've stated in an individual email to you that they won't, then they won't. Granted, the letter could be better worded but is this worth getting so worked up about?

Umm no, they don't work for you, they work for the landlord, period. You may not like it, but that's how it is. They have to fulfil the requirements of the law on the LL's behalf, but they do NOT have to follow your instructions. Yes, if their remit covers repairs, then it's their responsibility to get these carried out, in a REASONABLE way. Unfortunately there is quite a bit of leeway in what's "reasonable", or at least things have to go seriously wrong before you'd get anywhere against them in court. That's why it can be useful to maintain a good relationship with them so that they at least try their best...0 -

As for the 5 days difference. I really don't care about it being 5 days difference. But if they're wanting to play by the rules then like I said fairs fair. Make 2 months actually be 2 months and not 55 days.

Agents are people too, you know - treat them with courtesy and they can be a great asset to you as your bridge to your LL. Treat them badly and they will be less inclined to assist; that's just human nature.
Have you actually had a CONVERSATION with them rather than just addressing them as you would an enemy?

Do you actually realise that you come across as particularly aggressive and nasty?
You've got some issues with your current tenancy - deal with them in a polite and measured way. After all, you have entered into a professional contract with your LL (via the agent). In order to maintain a productive working relationship you need to communicate less emotionally; giving your point in a balanced and brief way so as to get to the main points and don't write huge pieces that could rival War and Peace in the literature stakes.
Finally, I think you should prepare yourself to receive notice as soon as your contract allows because you are coming across as a bit of a prima donna that any LL would want rid off to save the hassle - good luck with getting a reference as well.... the agent could rightly say that you have been aggressive (and produce correspondence to support this) which will make finding another property more of a struggle.:hello:0 -

my thoughts exactly! Bet the LA are counting the days to get shot of you.
I have privately rented for years and every LA has given me at least 24hrs notice and generallly say in their letter "if you arent available we have keys so we'll do the inspection anyway". If you dont like it speak to them, and Id get the 6mth only inspection agreement in writing also.
What are you hiding that you dont want the LA to look in all the rooms, they let you look on your viewing didnt they?
Every inspection Ive had, the LA has been in the house less than 5 minutes, any probs phone us and they are off.
Id also go to the docs for help with your paranioa, not good for your health.0
