Forgot to say,
You do have to keep logging into your own HN page and check for any updates, feedbacks or offers etc.
It seems to be that one person logs the details, eg from a viewer or person placing an offer, then someone else from HN phones you later in the day to update you.
On two occasions I have logged in to my site, and have seen viewing details or offer details. I have then phoned HN, before there was any sign of then contacting me.
I guess in the scale of it a two/three hour delay is not a problem, but when you are trying to sell a property, it seems quite slow.
I guess I have to ask myself would it be any different with a High Steet EA?0 -
A very nice chap named Dan called round (on time) today with a tripod and one of those clever electronic measuring things.
He stayed for 90 minutes and took loads of photos, 360 tours and did floorplans. The crazy winds had made the garden look a total mess, so we're doing those ourselves when the weather isn't like something out of The Wizard of Oz.
Also worth noting - myself and my wife spent 2 hours completing our "pitch" last night. i.e. the blurb you read that tells you all about the house. It was really satisfiying to put across your house the way you see it; accentuating the good points in the way a fly-by-night EA never could. It's like you're paying loads less cash to do a better job.
Dan said this had been housenetwork's busiest week on record. I expect this thing to take off big time so long as they keep their access to Rightmove.
One question I have for when I get all the viewings (fingers crossed!) - how aggressive (is that the right word? full on maybe?) should you be when you are showing people round the house?
An issue with our place is the parking. We live on a main road (double yellows) and there's no drive (although you could get shut of the small garden and make one). We do own a car and have no problem parking in the side street just 25 yards away - do I hammer this home or leave it?
The fact is if the house was in a quiet road with a drive, it'd be worth 15k more...

Well Im pleased to say for all you other housenetwork sellers, I exchanged yesterday, so I wont be clogging up the phone lines and taking up office time. :beer:
I certainly made Rob, Charlotte and Hayley earn 500 qujid yesterday, I ran the ragged I was very demanding ( buyer c*cking me about) and they worked hard & did everything I needed them to do.

Keep it free and easy nick is my advice. I was in a similar situation with this place being a car-freee development. Somne people asked, " can you get parking permits" and Id say " well as were so close to the tube I have no need to dirve
however, no you cant get residents permits, but you can get visitors permits from the council etc" Just see how it goes
You could say something like "we ve consdered turning the front into a drive, and it does seem fairly cheap to do
but as we have such ease parking round the corner we never found it a priority " Or some such

I'm thinking of selling with HN!! Are they really the only online agent that can put your house or Rightmove, and which payment package did you all go for - the payment up front or the commission??
Any more tips & recommendations welcome... if you went for the upfront payment, do you list on other websites too?0
