    Thanks so far guys - some great suggestions. I shall retake some photos I think. Agree with the coffee table too - I'll put it in storage methinks.

    What about the wording guys n gals? I'm not too happy with it at the moment.

    Hi Majik

    I agree that the living room looks cramped with the table, but otherwise very lovely, the flowers look good on the windowsill. I like the duvet cover, although a lighter one could make room look bigger. However I feel the bedroom is begging for a picture or maybe a big mirror above the bed.

    The shower curtain has to go or be bleached. Our shower curtain went the same way and I replaced it with a plain white one from Tescos for £4.

    My last comment would be the bedroom again, would you consider a blind in there. I think I would intimidate me to see all those windows able to stare right into my bedroom, unless you like that kind of thing! ;-)

    I hope this is useful. We're sort of on the market and I do keep asking people what things they might change, friends just dont' want to say!

    My comments would be:
    1) shower curtain was the first thing to hit me.
    2) Pick up bath mat
    3) Move what ever is on the sink in the bathroom
    4) I would have fewer front pictures. Could you put some pots out to give the kerb appeal?
    5) Clear surfaces in kitchen of appliances apart from kettle and do the flowers / fruit bowl thing.
    6) Your blurb says modernised: explain how.....beech kitchen units etc etc
    7) Spare room could be painted neutral if you wanted to go that far for a tin of value magnolia or just bedding changed
    8) No garden picture.
    9) are there bus routes near?

    It is a great price so hopefully should go soon.

    Ours went on today. Trying to save 6K. Normal agents telling us its rubbish, but for the money its worth a punt for a few weeks.

    Some errors in our initial description, and for the outside pic it was raining, but we sent them new photos and description, and it was updated in a couple of hours before going live. Think the pda approach is good to get the initial points, but think it can lead to bullet points, and same errors such as single garage instead of double, gas fire instead of electric.

    On rightmove and fish4 within a day, now waiting for responses.

    Normal agents have been ringing non-stop to get the house, putting us in a stronger position. I really hope that market moves this way and rates come down. 6K for one photo ad, and a couple of printouts.

    Our last house cost us 3K to sell, and went in 48 hours, and EA didn't even advertise or print anything.

    Hello Majik - I had a quick look, the dirty hotplate in the kitchen and the shower curtain were a turn off for me. It's really important to make sure that the place is spotless. Wash the windows, have everything sparkle. Makes a big difference..

    Interested to hear about housenetwork. A friend of mine had her house in SW London on with half a percent and didn't do well with it, she moved to a trad EA and it sold that day to the first viewer. Shame, as these EA's don't deserve the money they get! Worked out that the ones who sold mine got about £300 quid for every hour they spent on it.

    Why on earth dont they? If they do the job of finding a buyer on day 1, then surely thats what you pay them for!

    I agree I had a right result from HN, and brilliant as it was so cheap, but saying EAs are not doing thier job by quickly finding a buyer at a price the vendor is happy with seems a bit upside down to me!!!!

    Lyn, you are mixing up two situations here. I talked about my own sale, which was pre the latest crazy round of HPI. I can assure you for my friend's sale they did much much better. Their commission would have been around £8,000, what did they put in for that? A short visit from their office around the corner to measure up, preparation of details, a phone call to their database of registered house hunters, one evening of viewings, a few phone calls up to completion checking on progress. Their major overhead is renting an expensive shopfront on an expensive SW London High St and local advertising. The reason they can get a buyer so quickly is that they have a ready list of people waiting to buy in their very popular area. People are still mostly traditional when it comes to buying a house, they choose an area and then register with the agents with obvious shop front presence. I can't comment for outside London but here in my area of London the agents have not lowered their commission rates yet prices go up and up (26% just last year). No wonder Private Equity is salivating at the mouth now to buy up Estate Agents Chains. Hence I for one am really pleased that these net estate agents that can advertise in the same place as the trad agencies are appearing.

    had mine on for a month with house network no viewings.

    instructed an estate agent a few weeks in and had quite few have just accepted offer.

    No grumbles particularly on them but we were in a rush so had no option really. Think i was pitching it too high but still wondered why no one came around when we had about 6-7 viewings in 2 weeks with local EA's?

    Would use again but only cause it £200.
