    I have found a few online estate agents including Hatched and 121move. House network are not the cheapest, but they do have over 1000 property on rightmove, which must say something.

    I would love to save thousands of pounds by putting my central London flat up for sale with an online agency like housenetwork. But as a single female living alone, I'm a bit nervous of doing the viewings on my own. Is my only solution to go with a traditional EA? Any advice appreciated!

    pay a work m8 with food and wine after the viewing to sit in on it with you..
    It is nice to see the value of your house going up'' Why ?
    Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
    If you are planning to upsize the new house will cost more.
    If you are planning to downsize your new house will cost more than it should
    If you are trying to buy your first house its almost impossible.

    You will probably end up doing the viewings on your own even with an estate agent.

    We have just accepted an offer after being with HN for 8 weeks. I can't fault them. Great photos, listing, floor plan, virtual tour etc. They are mega helpful, this is the first time we have ever sold a house (fingers crossed it goes through fine), and very prompt at answering queries. They kept viewer on the phone while arranging a time for viewing, and were friendly and polite. £425 up front - that is it. This is all after using a local agent for 4 months who was useless.
    Most people use the internet to search for houses now, so why pay 3k to be on RM? I would honestly recommend them to anyone.
    BTW the code thing isn't a spam thing direct from them I don't think. When you use HN you are given a code to tell friends, if they use it they get a discount and you get a little cash back gift (it is little, so nobody makes a fortune from it, but if you had 5 friends use you recommend code, you would get a nice bit of cash back). No con, just like you would from recommending a friend to have a home shopping catalogue.

    True, I would have also have paid my initial one to over-value my house, take crappy photos, lie through their teeth about having people on their books just "waiting" for my type of property in my area, refuse to do an "open viewing day" as it is against their policy (said it was fine before we signed the contract though!) and then get bolshy after 4 weeks about the price - which was all their doing in the first place. Got to the point where for the last 3 weeks of my contract I knew I was going to drop my price, but didn't want my agent to profit from me so I waited until I went with HN!
    I know there are some honest agents out there, but the majority of liars just ruin it for the rest. Even looking at properties is hilarious! I went to view one that needed restoration work on it so was priced reasonably, although not with developer levels of cheapness, and when I told agent at the time that we were on market but not yet SSTC, he laughed and said "I don't think this property will be around for another week to be honest, 3 viewings already, 2 more booked, so it will more than likely be gone" Yet one week later the vendors have dropped the price by 10k, after a whole 2 weeks on the market! Tis all a game from what I can see. He must think I am about 16, and going to go running to my daddy saying "please, quick before the man sells it... offer him the asking price before it disappears" Hmmm!
