            If their house is a semi too, have you had a quiet chat with their adjoining neighbours? Presumably they will suffer from the racket even more than you do, and might feel too intimidated to mention it, but if you band together perhaps they might take more notice.  If they don't respond to reasonable requests about unreasonable noise or other behaviour, you contact the landlord.please dont apoligise,, maybe I need to speak to them but im always thinking what if they dont care? they dont seem to care now..
 Also if he's effectively letting via the council you can contact the council as well.
 However, my view is good on him for being WILLING to take tenants on benefits, so many won't consider this, and since there isn't enough social housing around where is everyone supposed to live if they can't get a mortgage?Signature removed for peace of mind0

 Grow a pyracanthus (sp?) bush - it's prickly and known for being a good burglar deterrant.... little s0ds shouldn't be climbing over for the ball, they're supposed to knock and ask for it, or wait until you throw it back over (maybe 1-3 days later).Thanks if you saw the garden layouts the very least I would do for fencing is 6ft high wooden fence which I cant afford.
 The current fence is not in good condition they climb over to get the balls but I dont mind that if I put a trellis it would get ruined0

 the reason he took on tenants on benefits is its guaranteed rent paid as its not the tenants paying but the who ever housed them, thats what he told me himself when he was packing up to go0
