As i have just spent three years wanting and waiting to buy can i tell you i think you should if you need 110k take off the oieo and price it at say 116k as then the buyer will be able to say to people we got 6k off but with yours they will think they are paying asking price which no one is or wants to in this market. GOOD LUCKIt is nice to see the value of your house going up'' Why ?
Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
If you are planning to upsize the new house will cost more.
If you are planning to downsize your new house will cost more than it should
If you are trying to buy your first house its almost impossible.0 -

Our flat for sale is in Aberdeen as well so maybe i can help...
If it was valued at 90K then it hsoulnd't have been put on the market ofr offers over end of...
Our flat was marketed at 90K and we put offers over 85K, you can't expect to get over what the home report says unless there is a bidding war or someone feels the need to go much higher in the closed bid system..
Secondly the market is very slow, our flat has been on since February and sicne then 3 others in the same road have joined us and we have all been on a while, even the all singing, all dancing flat hasn't sold and has been there weeks....
As for advetising it will be on ASPC and everyone checks that, it's just a case of waiting for the right buyer i'm afraid...:(
EA recommended us to put the flat on at that price (offers over 90k) as they were confident that the sale price would be achieved. Besides other flats in the same area and the same type have all been priced at offers over 95k. Our flat has been totally refurbished to a high standard (new bathroom, kitchen, CH, flooring etc) and because we have never sold property before we followed EAs advice.:( The lowest we can afford to go is 82k. Should we change the price again or would it look like we were desperate to sell?Have been DEBT FREE for 4 years and staying that way :T0 -

I think geoffky at #3572 says it well. That’s what I’d do.That's the main problem. They are already offering way under the asking price, but we are very keen to sell, in fact desperate and the only other offerer was not in a position to buy. We have made them up their offer twice and have stated that we will not go any lower, regardless of what they find wrong we will not accept a lower offer. My hope is that having paid out all this for the survey, a builder's inspection etc. they will carry on, otherwise they have wasted a load of money for nothing.
Interesting bit about having to drill holes in the wall. I way well object to that. Also we have cavity wall insulation, won't that stop the camera doing its job.
You are right about the cavity wall insulation preventing the camera from seeing, so no drilling your walls then!
We are now in a similar position to you with a huge reduction having been made before the survey. We’ve also made it clear we’re going no lower after the survey. At no time have I suggested we’re selling them a perfect house – it’s sold as seen, especially with their two big bites of the cherry price wise to date. Their survey of our house is booked in for Tuesday…0 -

It does make a difference in Scotland Az.....A number of people who dont' have much room for negiotation aim for fixed prices only not offers over...
It's the same in England, my mum's neighbour changed to offers around ad it did sell....

I'm beginning to seriously hate selling my house...had a viewing today and spent ages cleaning up, then as soon as DH walked out with the kids (to take them to the car as we always do for viewings) we got a call to say the guy was stuck with trains problems/delays etc so will have to re-schedule....am grateful for a cancellation call rather than a no-show, but it's so disheartening.
Anyway, back to the OIRO - thank you NEH, and anyone else who commented on the issue. On Monday I'll get them to change the wording. And NEH, please don't feel ignored, I tend to rush through posts, then go back to read up when I have more time...going to have a nose now

'afternoon one & all.
What's the feeling with regard showing viewers round ones property. Our previous EA left it to us to do the honours, which was fine with us, no problem. But our new EA says either he (the manager) or his staff normally do the viewings.
I get the image of me & SWMBO scarpering out for however long, whilst the viewing takes place, or the pair of us sat there in the lounge like a couple of ornaments, which I know I'll feel uncomfortable about.
I know I will decide how the viewings will be conducted, but what's the feeling amongst you lot & If you are a buyer, who would you prefer to show you round.

We viewed four houses last week. In two we were shown around by the EA, and in two the owners did (one with the EA present but superfluous). I have no real preference, but thought the owner told us more than the EA did, and it was also nice to get a "feel" of what the owner is like (Of course it's what the house is like that really matters!)
It's a long time since we last bought but as I recall, it was mainly the owners who showed us around. I'm intending to use Housenetwork and am Ok with showing people around myself-that will be the easy part compared to getting the house ready!0 -
Personally, I HATE showing people around so we have had the EA do it. Our house is a bit of a state, I must admit, it needs a fair bit of work and he said that people can be very cruel and rude, so I thought that having him show them around they could be ruder and more honest with him than with us. Also it is such a pain answering the same questions and saying the same things.
I must admit I am not a "people person".0
