I think the problem with OIEO is that either people don’t see it, they just see the number, or they just ignore it. You have to know what your strategy is. In our case there’s a margin above what we really want, knowing that viewers routinely offer under. We also handle the offers and negotiate.
Two out of the three offers we’ve had (fallen through!) have been at, or got up to, where we wanted to be. The third offer was very silly, a downtown Beirut type of price.
In your case I imagine you’re getting the EA to negotiate? So ensure that he/she knows your position that you’re now reduced to the absolute minimum. I always feel that’s a shame, as people like to feel that they ‘got a deal and won’.
Also, don’t let viewers know that you want to move urgently. Is your EA the sort to tell them on the quiet?0 -

The EA is doing the negotiating, I don't know what they are telling them of our circumstances to be honest, I'm not very clued up on this house selling stuff having been in this house for 17 years. If it wasn't for the fact that we need a bungalow instead of a house then we wouldn't even be moving - in fact it's all so stressful that I think if I had a choice I would give up now, lol.
The viewing we had last night seemed to go well, but I haven't heard any feedback (or better still 'offer') yet so I'm probably way off mark! How do you tell if someone really does like a place or if they're being polite!??
Hope you get a 4th offer soon that DOESN'T fall through! I've now just depressed myself silly by reading the "nightmare" thread!!! I can't believe some of the things people are posting, omg, I'm going grey just thinking about it!

SOOOOOOOOOO happy!!!! it's all happened in the last 20 minutes since my last message! The viewers from last night first offered 105,000 so we turned it down (sadly we had to because we cannot magic money from thin air and we made the mistake of not leaving a margin of negotiation with the OIEO!) and he said to the agents that was his final offer. Then he rang back and increased it to the 110,000. Bless him, bless him, bless him!!! I am so happy. Although I have to keep my feet firmly planted on the ground because I do understand it's a long way til exchange and completion, and I have read the horror stories!
I hope all of you have a fab weekend and I will be raising a glass of vino to you all tonight, and sending you all good vibes!!!

We have had a bungalow on the market for less than a fortnight for £150K and EA phoned yesterday to say a FTB had offered £130K.
Phoned back this morning to explain our situation and that £140K was as low as I could persuade DH to go so will see what happens."This site is addictive!"
