grhhhh. You just cannot leave EAs alone to do their best for you
we have 2 major alterations ie no chain and now a much lowered price. The no chain aspect was notified a week ago and neither has appeared on right move yet. So now I have to chase the EA. Give me strength. I was sucked in by the smooth initial sales patter but they had better beware as I have no qualms at all about changing EAs. Us sellers have to be ever watchful. E mail sent today and I will follow up with a phone call this morning and if no joy then I will speak to a partner
A really good viewing late afternoon yesterday but as always we`ll see. They have 2 properties and neither is sold but have very important and pressing family reasons to be close to their family and this place is perfect for them0 -
If my first EA had put as much effort into selling my house as they put into convincing me that they offered the best service, they would have sold the place in a matter of days. If they had been in contact as much when they were my agent as they have been since I fired them (because one of their "introductions" was still wanting to see the place) I might not have fired them.
As it is, I am happy to waste their time and let them carry on chasing for the commission they think is owing to them - why should I tell them the person they introduced is too fickle to actually buy the place?!0 -
I might have related to this point earlier in this looooooong thread, but when we got the first EA round to value etc. I asked, if the same situation applied today as it did when we bought this property 31yrs ago. "In what respect" was the reply, "Well", says I, "I engage your agency, pay you the pennies if you sell my property, then we do all the chasing up etc".
The look on her face was a picture. So nothing changes.

There is no doubt a good EA can make your house and a bad one can break it. Mine are good in a lot of aspects, but I do have issues with the speed/level of their feedback after viewings.
Anyway, there was a thread discussing about 'Offers in Excess of' wordings etc, and I had no idea this is so off-putting to people. Mine is up as OIEO at the mo, but I am seriously considering taking this wording off now. If anything it will help promote cheeky offers (something is better than nothing) and I just hope and pray that my EAs can work their butts off to push offers up to a price I'll accept.
The downside is, that taking OIEO off means my asking price will become, I guess the absolute max I'll get on a good day, so I can throw away the idea that I'll get anything above it. My margins are already tight, I need as much from this house as poss for my next house (no equity either, just wanting to get my deposit back out, but already making a significant loss)....I dunno, I just hope if I do this, it's a good move, rather than shooting myself in the foot.
Sorry for the long post, hope it makes sense....any thoughts/feedback would be appreciated.

We're in Scotland so we're the offers over or fixed lot...
The other flat in our area on with the same Solicitor as us reduced to a fixed price but we didn't want to as we didn't want to lose out to a cheeky offer and we knew the place would be worth more than what people would chance...
You could always change it to offers around, my mum's neighbour in England did that but only do it if you can afford too...0 -
I think (with my pessimistic realistic hat on) the only way you might get in excess of the asking price is if you find 2 buyers willing to get into a bidding war, regardless of the OIEO. I wouldn't be put off my the OIEO but I would probably ignore but as others seem so vehemently against it, its probably worth dropping it.
Doesn't mean you can't keep the daydream that it might go above that a little bit. We all need some sort of hope to hang onto during this process!0 -

Instead of, 'Offers in Excess of' why not instruct your EA (you are the boss) to use the wording thus, "Offers in the region of" With regard to you thinking that the figure then means that that is the maximum you can expect to get, if it's ITRO, you could possibly get more than one interested party, who then are vieing?? for your property. Just a thought.
Our new EA has literally just left after a 2nd visit to read through the brochure entry & pics we have selected. We'll see.

I've used OIEO just to discourage people offering any lower, as nobody seems to expect paying asking price these days.
Anyway an update on my progress, I'd like to formaly submit my entry in the who has the worst EA competition.
I finaly got my first viewer after 6 weeks *wahaaaaaay!!!", but the EA failed to contact me and tell me they'd booked them in to view my house on Sunday at 1pm as far as I knew the EA was still trying to chase them up to arrange a time, not being psycic and with it being a very sunny day I wasn't in, so thanks to the EA I did a no show on my one and only viewer. To be honest I don't think anyone else should bother submitting an entry as I think I should win.

Thanks all, it's so difficult isn't it? I want to sell, but can't give my property away (I know, I know, so many of us say this) and in comparison to other properties both on the market and sold, it's relatively cheaper.
Maya+2, what a nightmare about your viewer, and your EA not informing you, how awful is that? Hopefully if they are still keen, they will re-schedule?

Think I could give you a run for your money...Our solicitor completely missed the bed in our old studio flat, even worst she asked where it was....One wall was windows all the way, one wall was blank and one wall had a open bookcase, tv unit on it where exactly did she think it was???:rotfl:
She made so many errors i refused to speak to her and spoke to her boss who is now dealing with it albeit through the property assistant..I made it very clear that if she couldn't find the bed or get our property sale organised there was no way on earht i was going to let her deal with more clients...0
