another viewing on tuesday so can relax a bit over the weekend, maybe. The reduced price is on right move from this evening and so is the address so anyone interested in the area just might drive into the estate to get a feel of the area, so I can`t be too sloppy. That is the 5th viewing since 6th may. 3 are very interested but 2 have to sell their own houses and one was also looking at a bigger house elsewhere. Personally, I wouldn`t look unless exchanged0

I have just heard the result of the 3 hour survey they did yesterday. It is not as bad as I feared as I do not think my buyers have got enough money left over to do loads of work, so I was afraid they might drop out if lots of horrors were revealed. BUT the surveyor says they have to do the following things.
1. Sort out a crack in the chimney. We had the chimney rebuilt about 10 years ago after it blew down in a storm, so it is new.
2. Have a woodworm inspection. Fair enough.
3. Check the wall ties in the cavity walls with a mini camera. ????
4. A drain inspection. We have a septic tank, which works very well and only about 20 foot of drains. Is it really worth while sticking a camera down that?
5. Electrical report. We had the place rewired when we bought it 20 years ago.
I feel almost sorry for the buyers as all this will cost them a fortune and it seems so unnecessary, this is a 1960s bungalow, not a huge really old house.
Still I suppose if they pay all this money they must be very keen.0 -

Hmm yes, sounds to me like they will now probably want to come back to you with a view to some re-negotiation on the offer they made....
Let's hope it's not that, but if they do decide to drop the price, you need to decide if you'll stand firm or allow some leeway...

Since you put ??? I will just say that wall ties can rot through, so the two parts of the cavity wall become detached from each other. This is most likely to happen where builders were careless and left 'snots,' pieces of fallen mortar, on the ties, instead of brushing them off.
It's common & can be sorted, but like everything else, it costs.0 -

And you have to have holes drilled in the brickwork to get the endoscope in......are the 'buyers' paying for this and are you ok with having your house drilled?0 -

Morning all, been busy with job hunting and suchlike. House is going on the market on Tuesday - finally! It's been a long, hard, expensive, life lesson of a 6 months. Can't wait for viewings to start.0 -
Week 41 for those following my sorry Woolwich saga Thurs 20/5 was exactly 4 weeks from when we completed the mortgage application and from that point my husband went on a complaining mission speaking to "managers" etc anyway we ended up with loads of apologies for what they called "a comedy of errors!" by this week the whole affordability thing got sorted as they transfered our application to one of the few english underwriters they have (NB The Woolwich mortgage processing centre is 'overseas', I wish I knew that at the beginning!) and they did the survey on the property were purchasing yesterday, so I'm hoping we might start talking dates in the next couple of weeks, as the solicitor as had 5 weeks to do whatever they do so far0

That's the main problem. They are already offering way under the asking price, but we are very keen to sell, in fact desperate and the only other offerer was not in a position to buy. We have made them up their offer twice and have stated that we will not go any lower, regardless of what they find wrong we will not accept a lower offer. My hope is that having paid out all this for the survey, a builder's inspection etc. they will carry on, otherwise they have wasted a load of money for nothing.
Interesting bit about having to drill holes in the wall. I way well object to that. Also we have cavity wall insulation, won't that stop the camera doing its job.0
