    Just wondered, did your EA ask for a key to your property?
    My home entered the market on Friday, EA is putting the board up tomorrow morning but hasnt asked for a key to do the viewings as yet. Accompanied viewings are included in the price.

    My sentiments exactly. We might let the EA show someone around first time, just to see how they describe our property, but we wont be like wallflowers in the background.

    Our EA said that either they can do the viewings, or we can do them if we prefer, but if they do the viewings they'd rather we weren't present because it gets awkward with the viewers not knowing who to speak to etc, which I can understand.

    our EA does the viewings when possible and they asked if we could be out, so we sit in the car somewhere or just go out for a few hours. He said that viewers are far more likely to make comments when the owner isn`t there. We do saturday viewings if needed and the only one I have done was fine. I do prefer the EA to do it though

    It is a case of sitting there and waiting....We had to move out due to health and a couple of other reasons so we're keen to sell but it is a waiting game and the market even in the bubble of Aberdeen is slow...One of the flats near us has been changed from a studio flat to a 1 bedroom and it's been all decked out with newness but that hasn't sold so don't get too disheartned in a way it's not you is the view I am taking. ;)

    and yes I hate selling too....the solicitors when they ring with an update if they don't catch me, they don't even try again....even they know things are slow....

    Being with HouseNetwork, we do our own. I wouldn’t want anyone else to do it anyway. We’ve lived here a very long time and know the house and area inside out.

    Hardly any of the EAs that we talked to about selling lived in the area, so that’s not good for promoting the transport, shops, facilities etc.

    We’ve generally felt very comfortable with viewers. We’ve had no offensive comments, just some rather odd questions at times.

    I've done the showing-thing both ways now - both showed round, and been shown round. In both situations, sales are going through! There's definitely more information with the owner showing round, thats for sure.

    My house is definitely a fixer upper - its at a 30% discount because of the state its in, and nobody's been rude about it - I think because I'm quite upfront, and so are the particulars, that the place needs lots of work.

    Hi all,

    I'm after some advice. At the end of last year I put my house on the market at £135, 000, which is what it was valued at by EA. A similar property to mine, in the same street, apparently sold for £150,000 in June last year, although I think this might be a mistake on the land registry records (can this happen?) as it seems too high? The only other comparable property that's sold recently went for £142, 000 in 1997.

    I had an offer of £125,000, which i accepted, but then they pulled out, leaving me keen to get a quick sale. I put the house back on the market at £120,000 a couple of months ago but I've only had 3 viewers since then. I did get an offer but it was really low (£105, 000), which I refused thinking that they would come back with a bit more, which they didn't and in fact they also withdrew the original offer.

    I now want to drop the price again. I don't need the money to buy somewhere else and only have a small mortgage to pay off but obviously don't want to give the property away. How do i strike the balance between getting a price that will look like a bargain and not appearing so desperate that someone comes along and takes the p....? The EA seems to be advising me to take small chunks off, so reduce it to £115, 000, but I wonder if that is really enough to make people who have already considered the property become interested. However, i'm also aware that buyers like to negotiate down so if I drop it too low then I won't leave myself any space if someone wants to haggle. Any suggestions?

    By the way the reason I'm now desperate for a quick sale is that the stress of not being able to sell is getting too much. I just want to be done with this whole process and move on.!!

    Well we have been on the market for almost 2 weeks now. It's driving me made already. We have had 2 viewers, one was a bloke who rents out places in the area apparently. Seemed straightforward enough but seemed to be asking questions to determine how desperate we were to sell. Feedback, nice size but not what he was looking for. Viewers number 2 were a couple early 20's for the female having an obvious bump I guess 5-6 month pregnant. They seemed keen and quite positive. Feedback: Nice but 2nd bedroom pink and their baby is a boy. 2nd bedroom is photographed in the schedule and is very obviously pink. I don't know if they maybe just struggled for something to say or what.
