    My advice is that you don't throw away thousands of pounds simply because your house isn't selling quickly.

    AW, there must surely be a reason why you want a quick sale which is motivating you in this way and, although you may not want to reveal it here, you need to take a long, hard look at it. Normally, there is no great stress in living in a particular house which has suited in the past, so it is something external to the house which is key here.

    The fact is, outside a few very favoured areas, sales at the moment are painfully slow. You only have to read this thread to know that! Your lack of a sale in six months is therefore quite normal. The need to 'move on' is a powerful one, (don't I know it, as my own sale took 16 months!) but unless there is something like an imminent divorce, change of job, neighbours from Hell etc, it isn't usually powerful enough to warrant panic measures.

    Personally, I would use Rightmove and Nethouseprices to assess the relevant asking and sold prices in my area and make sure my house was very competitively priced. Other things being equal, and of course they may not be, I'd also remind myself daily how long it would take me to save, say, £10k. :)

    That has hit a real chord with me. We love it here but have now bought a new house, having used all our savings to do so. We will be much nearer to family, which is the whole idea at our age (60s) and also money is just that, money. We will have more than enough to live on so we have reduced our price to make our house a real bargain and our house is the most attractive and best bargain here. I decided not to do it in chunks but I went down in one fell swoop as we too have loosened the bonds with this house and we also just want it done and dusted

    Here we are, back to decor again. Why do viewers use it as an excuse as to why it's not to their taste? You are selling bricks & mortar, not wallpaper & paint. I could understand it if the viewers were elderly & were looking at say a bungalow & didn't fancy having to start decorating. But these were apparently a young couple. If the decor is truly the only reason, get your hands dirty & stop insulting vendors with such lame excuses.

    In my Saturday paper, (so it must be true) it stated that since HIPs had been scrapped, a 34% rise in property coming to the market had been seen. Now it might be my cynical mind, but that suggests to me that those owners had doubts that the HIP could show that their house would not be favoured in a not too good a light.
    Alternatively, it could be that 2nd homes are suddenly not a good idea with the impending CGT on its way.
    Okay, fire away.;)

    I don't mind showing viewers around, as I can tell them much more about the property/neighbours/area than the EA could, and it also gives me a feel for whether the viewers may be interested or not. As for the HIPS being scrapped and many more houses coming on the market, I think (as someone's mentioned on this board before) that a lot of these are probably people testing the waters to see if it's worth selling their home, as there is now no cost involved in putting your house on the market. Afterall, with no initial outlay, they can change their minds and decide not to sell/take house off market, relatively painlessly.

    Going back to the question I asked about OIEO/OIRO...I have emailed my EAs to ask them to change to OIRO now. But, I'm thinking something else too. Is it worth removing this wording altogether, and just having it as the asking price of £190k? Sorry if I've asked this before, I seem to go round in circles with the house a lot. I don't have a big margin in the house at all. It won't be long before I lose my deposit and fall into negative equity, which is why I would have loved to have gotten around the £190k mark. BUT rather than faffing around with OIEO/OIRO, is it worth the risk of taking the wording off, in the hope that I can open it up to cheeky offers, that will eventually settle somewhere do-able for me? The problem I have is, that I've already dropped the price from £210k twice...the EAs said even then, that dropping the price would hopefully get cheeky offers, but that hasn't happened. I have a lack of offers full stop, apart from one who offered £190k but then couldn't get a mortgage.

    I dunno...like many say, I don't want to 'give' my house away, but I do want to sell, and in terms of pricing, mine is now the cheapest/best conditioned semi, bar one which is a worse road/worse condition/smaller square footage.

    I agree that more people are testing the waters now that HIPs are gone, rather than an increase in genuine sellers - these people might well want to sell, but they're not committed to it, thats my assessment.

    OIRO - Az, people are going to be cheeky whatever you put :( you sound like you've priced out your area really carefully, and that you're in the right area to sell if *anybody* wants to buy. I'm really sorry, that suggests to me that you simply live in one of those areas that are stuck :(:(

    Karmacat, this is the strange thing...the town is very popular, I'm just not getting the offers mainly due to the lack of parking (double-yellow lines..long story). Sigh, maybe one day, some day, someone will love it enough to make the right offer lol!

    Ah! Now that makes sense - I was driven around the town I'm moving to by two people, and there was one possibility of a house in a slightly "better" area than the one I've bought in - it was in a quiet cul de sac, but they both had trouble reversing out of it cos of the car parking, and as my sister said, "people are only going to own more cars". I don't *quite* agree with that, but while thats the general view, then the perception of parking is going to be an issue. Thats horrible for you, I know ........

    We just had feedback from a viewing this morning and yet again the couple love the property and the ambience etc but have a house to sell. That is 3 very definitely interested but with a house to sell, oh well it only takes one to buy but I just don`t understand how people can do these viewings and not be in a fairly good position re ability to buy. For those that absolutely fall in love with a place then it just adds to their own stress and seems topsy turvy

    all this cleaning and making sure that the property is seen at its very very best is `killing`

    Kittie - I don't know if this will feel better or worse for you to get my feedback - but the house I'm now buying, I first saw it when my HIPs pack was still being prepared. And before I got an offer myself, I viewed another 4 or 5 houses, tho I always told the EA what my situation was. Doing that was the only way I was able to make an offer straight away that I got an offer myself, and the timescale was 4 weeks.
