    If you've already made it clear about the price to them to them then it should be fine. It looks like there weren't any major/really expensive issues highlighted in the survey, so hopefully the buyers will be ok to foot the bill. Otherwise, as you said, if you won't reduce the price further and they have to walk away, they'll have spent the money for nothing. It's weighing up the pros and cons (both for them and yourself) about whether it's worth walking away from.

    Week 41 for those following my sorry Woolwich saga Thurs 20/5 was exactly 4 weeks from when we completed the mortgage application and from that point my husband went on a complaining mission speaking to "managers" etc anyway we ended up with loads of apologies for what they called "a comedy of errors!" by this week the whole affordability thing got sorted as they transfered our application to one of the few english underwriters they have (NB The Woolwich mortgage processing centre is 'overseas', I wish I knew that at the beginning!) and they did the survey on the property were purchasing yesterday, so I'm hoping we might start talking dates in the next couple of weeks, as the solicitor as had 5 weeks to do whatever they do so far

    Hi Fingers Crossed, hope everything works out ok for you...this is the worry, it's not just selling, it's getting to the completion date that freaks me out, and that's before even starting the hassle of buying!!

    BeeJay, just to let you know, I had a chat with my EAs about the OIEO thing and they said it doesn't really make a huge amount of different how it's worded, and that people just look at the figure.

    Will keep an eye on it, if nothing changes I'll consider amending it to OIRO.

    Az, I'd seriously recommend that you make your agent change the wording, it DOES make a huge difference to potential buyers.

    I didn't view any with that wording even when they looked perfect. The wording just really put me off and made me think I would be dealing with a problematic seller. A misconception probably, but when there are lots of properties available perceptions really matter.

    "Offers in the region of" is much more inviting.
    My first reply was witty and intellectual but I lost it so you got this one instead :D

    I disagree AZ. We didn`t even look at houses with OIEO. It was very offputting

    You see you suggest an idea and get no credit on this thread...:rotfl:it was mine too :o

    Beginning to get a complex about this thread that I am invisible...no-one responds to my updates...:rotfl:

    It does make a difference in Scotland Az.....A number of people who dont' have much room for negiotation aim for fixed prices only not offers over...

    It's the same in England, my mum's neighbour changed to offers around ad it did sell....

    Wondering if anyone can give a bit of advice. We have had our 2 bed flat (ex-authority) in Aberdeen up for sale for nearly six weeks now and only 2 viewings. EA are a total waste of space as my wife has had to chase them constantly for info ie feedback from the viewings, other ways of marketing the flat etc. It is also advertised on every free property website available but again a waste of time (lots of clicks but no actual viewings) RICS surveyor valued it at £90k so we put it on the market at offers over. Have recently dropped price to £85k fixed a week ago but it hasn't made any difference. Any tips???

    I do not know if the system differs in Scotland, but certainly in England no-one expects to pay the asking price. (Which I think is a farce, if EAs priced the property at a realistic price and buyers offered that it would make house selling much easier). Anyway I would have thought that your offers over 90K would put people off and also fixed 85K.

    Buyers like to offer under the asking price. If the surveyor valued it at 90K, why do you expect to get more? Is it a very desirable area?

    Our flat for sale is in Aberdeen as well so maybe i can help...

    If it was valued at 90K then it hsoulnd't have been put on the market ofr offers over end of...

    Our flat was marketed at 90K and we put offers over 85K, you can't expect to get over what the home report says unless there is a bidding war or someone feels the need to go much higher in the closed bid system..

    Secondly the market is very slow, our flat has been on since February and sicne then 3 others in the same road have joined us and we have all been on a while, even the all singing, all dancing flat hasn't sold and has been there weeks....

    As for advetising it will be on ASPC and everyone checks that, it's just a case of waiting for the right buyer i'm afraid...:(
