Contessa unfortunately there is no other parking, so the council painting double-yellows has completely killed the chances of me selling my house. After much fighting they have provisionally agreed to remove the lines (but told me this over 6 weeks ago and nothing has still happened). In the meantime I've told EAs to be very clear about the parking situation to potential buyers, and I've dropped my price twice to accommodate the lack of parking, even though it was valued with no parking in mind.
Still no biters, and I can't 'make' parking either, so I am stuck...certainly until the lines are removed, or I sell very cheap to someone who's not bothered about the parking. Have had plenty of viewings and they all love the house, so there are people out there (even commuters) but it's a difficult one all round. Did get one offer, and one close to an offer but that's about it.
Thus my frustrations!

I felt that way Kittie with my house. I had a viewer whose shared ownership property had not entered the property market. However we reached an agreeable offer but the EA advised me to keep my house on the market. About four weeks later the viewer returned to say she now had her house under offer and was able to proceed and the survey is due to be carried out on Thursday (my fingers are oh so tightly crossed). I hope you receive an offer soon. Az, I know parking can be an issue but I have bought several houses in the past without parking because I really fell in love with the house so I am sure there will be somebody. I am wishing good things for all sellers.0

Kittie - I don't know if this will feel better or worse for you to get my feedback - but the house I'm now buying, I first saw it when my HIPs pack was still being prepared. And before I got an offer myself, I viewed another 4 or 5 houses, tho I always told the EA what my situation was. Doing that was the only way I was able to make an offer straight away that I got an offer myself, and the timescale was 4 weeks.

Az there really should be some sort of compensation for house owners who get yellow lines outside their houses
Oh heck I just took delivery of 8 addis harlequin folding crates and a roll of bubble wrap and it is MASSIVE. no way am I going to be able to hide that. Oh well I will just have to put it in a bedroom for all to see. We have booked a van for 10 days time so that we can get some bulky stuff down to the new house and that will free space up here and make things easier in future. Half of everything else will go over time too (until we sell) and my dh can get shelves up and we can buy some drawers etc so moving will def be less stressful. The car boot is already so full that I cannot get any shopping in, things like a dressmaking dummy, too big to hide anywhere else. You kind of put normal life on hold when selling0 -

I was wondering if anyone had any good recommendations for Estate Agents in the Pontcanna area of Cardiff? Anyone sold through one that they'd been reasonably happy with (or at least not incandescent with rage)?
I've been trying to sell my flat for 3 months, and have had no viewings or interest for the past two. I did have one offer, but the EA dropped a massive clanger and the potential buyer withdrew. So definitely time for a change!
I'm rather unsure of marketing the property myself, so biting the bullet and going with an EA looks to be the best option for me. The property has been decluttered and its asking price is in the middle of the range of all the valuations I'd been given, so I don't think the price is an immediate put-off.

Don't know anything about the area so can't offer specific advice I'm afraid, but have a look at rightmove and other websites for properties similar to yours. See which agents seem to offer the best presentation for the properties on their books. Get a couple of the best ones round to do a valuation and tell them what you don't like about your current EA. Ask them what they would do differently. If you're feeling cheeky, present yourself to them as a potential buyer initially and see how they go about selling properties to you. Then pick the one that seems like they are going to give you the best service.
And failing that, go for the cheapest. If you're going to be getting rubbish service, you might as well pay a little for it as a lot0 -

Hi there, marketing the property yourself can be tough, but you can always try online agents if you don't want to go down the standard EA route. You can also ring up local agents as a potential buyer as see what sort of interest/enthusiasm they show over the phone, which can sometimes help gauge how well they would market your property if you were with them?

ok 5 weeks have almost past and no more viewings. :mad: Have taken a good hard look at the pictures showing our flat and have decided to change some of the pictures as I don't like the front of our building (ex-authority and we cannot change it). Hopefully this will entice potential buyers to come a-visiting. As they say first impressions (internet picture) are important so fingers crossed.:D This selling lark is soooooo stressful!!!!!Have been DEBT FREE for 4 years and staying that way :T0
