I know I should be happy that we have a potential buyer, BUT I am getting really hacked off with all the endless visits. The buyers came to view three times, the last 2 for an hour each. Then their surveyor was here for 3 hours last Thursday and he has said he wants another 5 separate checks done on the electrics, drains etc. which mean a further 5 visits by diffent guys.
Now their mortgage surveyor is coming on Friday. It will only be for half an hour, but it could be at any time between 9.00 and 12.00. So I will have to spend the morning sitting in the house, I dare not take the dogs out or work on the vegetable plot or even go to the toilet in case he calls and I bet he arrives about 2 minutes to 12 when I have spent all that time waiting.
Yes, I know we have a potential buyer, but the worst of it is that I am not convinced. They raised their offer twice until we would accept it, but it is still way under the asking price. They have no extra money at all. I still feel that the house needs more doing to it than they can afford, so if these surveys reveal something nasty which will cost loads of money I think they will drop out. We will not accept any lower price so my fear is that after all this faffing about we still might be back at square one. Let's hope not.0 -
Gosh thats a long time you've been waiting sell. Sounds like its not the price and just demand in the area which obviously isnt something you can influence.

yep 1think i,ve aged 5 years in 6monthswe keep looking on rightmove at propertys in area we want to move back to, but thats all we can do is look, we live on coast but we want to move back inland to be nearer family. in area we are looking property seems to be moving nicely

Hi! I've been around but not introduced myself properly - we've got a four bedroom house which we want to sell & downsize to a three/four bedroom house more convenient for the childrens schools & OH's work, and cut down the mortgage because OH has a long term illness & it would make life easier if there wasn't so much going out each month. The house has been on the market for a month but at the moment, no interest whatsoever.
Sorry to be cheeky, but I started a poll to see how much activity there had been last month, and if any of you haven't voted it would be great to get as many replies as possible.

My house has been on the market for over a week and still not a single viewing booked. Is this acceptable do you think? The last time I sold was during the boom so its obviously a completely different ball game now. Hope everyone gets some viewings and offers this weekend X x x0

In my part of the World, Swansea, house prices are now more expensive than they were in 2007 and estate agents are busy ramping prices by 25% to 30% more than last Christmas.
My friend's estate agent, also a long-time friend, tells her that she should do the opposite as he says the entire local housing market in Swansea will crash and burn before the end of the year. I know that he has had 2 miserable years in terms of sales and has cut back dramatically on his own spending but, as he was telling us in the pub last night, most of the sellers are just delusional about prices.
He told us that Swansea West is a "timebomb" waiting to go off and has been forced to over-value properties worth 200K by as much as 100K - in one case by 135K in order to just get the business. He said that he has to do this because the sellers will go elsewhere others and he said he has lost count of sellers who can't sell their house for less than their asking price because they took out a second mortgage - MEWed I think it is called ? - to buy big cars, boats and have expensive holidays over the past ten years.
He said that if people sold for a realistic price most of them would be heavily in debt and perhaps never get out of it so that is why they insist on silly asking prices. So he thinks it will all go into melt-down before the end of the year as there are apparently far more houses flooding onto the market now than there are people wanting to buy or able to buy.
So I guess loads of people who remortgaged and spent it all on cars and holidays now expect some gulliable person to come along and get them out of debt by buying their house at an over-inflated price. He says it is the same across the country.This is not financial nor legal nor property advice. Consult a paid professional if in doubt.0 -

Trust me we are not one of those people. Our flat was valued at £90k, we have it on the market fixed price £85k. Even if we sell it at £60k we would still make £10k profit. And we have no debt bar the mortgage!! It's just that there is no interest out there at the moment. Either people are staying put and concentrating on clearing their debts or they cannot get the deposit together to buy a new place.
We're just keeping our fingers crossed that someone will buy our flat soon as the stress of waiting for EA to phone with viewings is driving me nuts!:(:(

Who valued it at 90K - an estate agent? Aren't they just salespeople who will tell you what you want to hear in order to get your money/commission?
If you could sell for 75K then you will make 25K profit on what you bought it for?

It was surveyed by an independent RICS surveyor. EA said we should put in on for offers over £90k but we went with £85k. Flats in our area are going for £80k+ for a 1 bed and over £95k for a 2 bed. Ours is a 2 bed so we went lower than survey value hoping for a quick sale. It's obviously not working at the mo.Have been DEBT FREE for 4 years and staying that way :T0 -

A week without a viewing is not that unusual at the moment - I started a poll to try to find out about viewings in May, and out of 18 people, 6 didn't have any viewings in the whole month.0
