    Just had the EA on the phone to say that someone wants to come and view the flat tomorrow morning. Panic stations as this flat is a tip what with 2 toddlers and hubby around. Robot cleaning mode here we come. Will keep everyone posted as to how it goes

    According to the CML, the average FTB income multiple never crossed 3.5 times income even at peak, and is now considerably lower.

    The average 2TB income multiple never crossed 3 times income, even at peak, and is also now lower.



    Or option c)..... FTB's are still a victim of mortgage rationing, in which case dropping prices to sell to one is pointless. Particularly as it will then leave you unable to upsize to the bigger houses, whose prices dropped far less in percentage terms in the crash.

    Loads of potential FTB's out there who could buy a house for a reasonable income multiple in their area, could afford the mortgage payments, but just can't get financing, either because of minor credit blemishes or absurd deposit requirements.

    Thankfully this situation is changing, with LTV's for FTB's slowly increasing, and rates for smaller deposits slowly decreasing, as competition returns to the market. But it's a long, slow process that in the meantime is vastly slowing down sales at the bottom of the market.

    Sales volumes of typical FTB properties in the last year are up 87%. Sales volumes of non FTB properties are up 147%.



    Because the UK doesn't have a massive oversupply of housing.

    Empty homes as a percentage of total housing stock.

    Ireland 17%
    Spain 16%
    USA 11%
    Germany 8.2%
    France 6.8%
    UK 3.2%

    I only ask as I just became aware of that site and doing a big read of old posts I notice the same name as yours over on there.

    They seem to ridicule a lot of the things you say?

    EA called today to book in a viewing for a FTB :j

    But its for NEXT Saturday - cue 8 whole days of stressing and tidying and living in hopeful anticipation and day-dreaming and what-if-ing and more tidying and more cleaning and and and...! :eek:

    I don't know what is worse - the manic short-notice tidy up and hoping it looks OK or the lots of notice but more time to stress and obsess over it.

    Still fingers crossed and all that :rotfl:

    Actually we are in a really nice part, neighbours very friendly, no trouble, no drug problems and pretty much everyone in the street owns their own homes and know each other. It is very close knit here. I can think of far worse areas in Aberdeen to live in.

    Very possibly so. But perception is everything.

    And the reality is that houses in Torry are cheap, and the target buyers for those houses are the people worst impacted by mortgage rationing.

    The oil industry singletons on 50K a year that can get a mortgage with the snap of a finger are not buying in Torry. They're chasing the 200K flats in ferryhill or the west end, and the couples on 80K or 100K joint are buying 250K plus three bedders in hilton, ferryhill or rosemount, and semi's out in the suburbs.

    The people on much lower incomes that are interested in Torry, can't get mortgages, or can't save the 30K deposit when their rent is more than a mortgage payment.

    It's unfortunate, but it's also reality.

    Anyway, best of luck with the sale. It'll happen, it just may take some time.

    It has been a manic day. 5pm yesterday appointment made for viewing early this morning. EA said they loved it and would be back at lunchtime. They were and they loved the house even more. Negotiator took over and we have made a sale at the full asking price. The EA has been brilliant right forom the start of the selling process. The buyers have got a stunning immaculate bargain and a `gift` of about 95k from us but you know my philosophy and we are old enough to stand the `loss` well what loss as the time here has been fantastic but we are now ready to move on

    lol, I actually started packing this afternoon as we have to move a bit at a time due to access. Our buyers want quick completion, which they will have as we have been proactive with our solicitor

    Am I glad that I already did the big sort out and yes I know it isn`t done and dusted but well it`s fate, isn`t it?
