Folks who viewed about 4 weeks ago made an offer on our house over the weekend. They're the people who I feel would be the best fit in the house out of everyone who's been round so far, but I can't let that sway me.
The EA (who is also selling their house - which is Sale Agreed) told me the reason they hadn't made an offer sooner was because they thought they couldn't afford the house, but she asked them to put in an offer anyway.
Unfortunately, it was lower than the lowest we can go (which is itself well below the asking) and when informed of that figure, they said they couldn't afford it (surprise!) and withdrew the offer.

As you say, we're not a charity. We know our bottom limit and don't think its unreasonable given what we know other houses in the area have sold for (In NI, you can only find this out by asking calling the EAs as its not recorded in the Land Registry here - some are more forthcoming with information than others).not_loaded wrote: »I suppose the EA is only going through the motions here. Hi,
Posted on here a while back when we were selling our flat and finidng it very frustrating trying to get a sale.
Well long story short we did get a buyer and have exchanged contracts!
But we are supposed to be completing today and haven't heard anything from the solicitor yet, not almost 2.30pm and not a peep from them or the EA!
How long should I leave it before hassling people?
We are not actually living in the flat as we had to relocate for jobs a month or two ago- so feeling a bit isolated and unsure as to what is going on with the completion as we're now about 150 miles away!
Luckily our purchase of our new house is a little further behind so at least we're not trying to complete on 2 properties today!!

I'd give your solicitor a ring now and ask what the situation is - it is reasonable to expect them to be back from lunch by now and there has been plenty of time for the money to have been transferred this morning.0 -
Thanks tyllwyd for your advice, I haven't sold before and so wasn't sure when to start getting worried.
My solicitor and our EA phoned this afternoon and everything has gone through OK - woohoo!!!
Completion all done and dusted finally - getting ready to go home and open the champagne (although obviously very sad to sell my first flat!).:beer:
Thanks everyone for help and advice here on the forum, might wander over to the buyers network as I start to push ahead with our purchase and try for exchange asap!

I don`t think much of your EA at all and I don`t think he/she has been completely on your side. Your EA should have been in a position to guide and get the best deal for you from day 1. Our EA has been wonderful and not sent any time wasters and at the end, negotiated the offer up to our full asking price.
Take emotions out of the picture and be hard headed0 -

Congrats with the sale. Still waiting for our EA to get back to us with feedback from the viewers last Saturday.However did get a query from someone viewing on 3up2down. Wanted copy of home report and more pics.

Congrats to kittie, KST101 and PasseySam, wonderful news about accepted offer, moving out, and exchanging contracts. Sorry if I missed anyone else news..
I have some news of my own. Without trying to prematurely jinx it (as we all well know these things can fall flat on their faces), we've actually had an offer today :j!!
We have cautiously rejected it and given the EA a bit of an extra money incentive to get the best possible price out of the buyers. I didn't need to but I thought I'd make him work harder for the best price, rather than him persuading me to take the opening offer (he did try lol)! It is now going to be an agonising few days to see if:
1) Buyers don't change their minds
2) Buyers raise their offer
3) We seal the deal at a figure we're happy with...
Not going to count my chickens just yet as we've had so many disappointments, but will keep you posted. Please can I have major positivity vibes for it to all go well - it's about time we had some good luck!!
