    then i made sure i had a emergency space for everything,
    wash basket into wardrobe,
    dirty washing up into box into cupboard
    dirty shoes into a bag to go in my boot
    coats hats scarves - into car boot
    rig rolled up under settee

    etc
    etc

    it did pay off as i had a call at 2pm for a viewing at 7 and i was at work, so only had 45minutes to get ready

    sonastin, the perfect buyer does indeed exist. My dd had 2 1/2 hours in which to prepare her house and it sold. We had one evening and then 2 quick viewings in one morning and that was it. I used to get washing done on friday evening as we used to know from the EA by then if we had any saturday viewings and it was all put away by sunday afternoon, ready for the next uncertain week

    I have tried to get some semblance of order into my kitchen and lounge now by moving and stacking boxes and bags more neatly. I know it is psychological but I had to do something. I have just asked for completion to be delayed by a week as I can`t cope with the uncertainty of will it/won`t it and even if it were, coping with workmen while we are actually moving in. To think we had to get exchanged within 28 days and that was laughable because the vendors stretched that at the last minute. The vendors are a tiny little building company and I feel for them too as their cash flow will also be delayed

    I'm also an untidy person and it takes me ages to do the routine cleaning. I'm well up on the theory side of de-cluttering and cleaning but fail on the practical side. I'm amazed at the times the "experts" suggest, like "If you only have 10 minutes"-clean the bathroom, hoover the house etc!

    i had to hide the washing up in the microwave & oven once and i was having a cold sweat the whole time my viewers where in the house......phew :D

    Laundry, hockey kit, that uncleaned rug... we've piled so much stuff into the car before viewings, I'm surprised it didn't burst open.

    Viewers can open cupboards, but you can lock your car (not that they should be opening it anyway!)

    I've been caught on, by viewers who turned up early, putting stuff in the car and carrying the hoover back down the stairs. :o



    Oh and I've bitten the bullet: Valuation appointments with 3 different EAs at 10, 12 & 1 on Friday. Made them all aware that we're on the market already & not happy with the service we're receiving from our current EA. Plus they each know that there are other EAs coming the same day.

    Wonder how already being on the market (with therefore an easily findable current asking price) will affect their valuations.

    EA has called back and advised that the potential buyers are sticking to their opening offer of £180k and will not budge. He's told me to think it over carefully - I will let him know tomorrow. It's a real bummer as it means I will pretty much just break even on my mortgage. Any less and I will be in negative equity, not to mention zilch to put towards the next deposit (once I've coughed up fees).

    Soooo we have the difficult decision of deciding whether to go for it, or let it pass for a better offer. I am erring on taking it, as is hubby, but we will have a good think overnight and let them know tomorrow.

    If we do decide to go for it, I have already mentioned to the EA that I will not entertain any further cheeky reductions after a survey etc (when viewing the guy was asking about our survey when we bought and if it showed anything up).

    The buyers are digging their heels in and unfortunately I don't think we're in a position to.

    Can I join you please? Not quite on the market yet as agent is coming tonight to do the paperwork and take pics, but I've been reading this thread for a while in anticipation! Don't know how I'm going to cope withall the stress/excitement when things actually start happening, I'm bad enough now! Thank God for support threads!! :)

    Azkaban - good luck with whatever decision you make. I dread having to decide something like that, it's so difficult to know what's best isn't it?

    Haha, I am terrible for manic cleaning - everything has been spotless even just for the agents coming to do valuations (I managed to relax a bit for the EPC man coming round! ;)). I'm pretty tidy but OH isn't, and he goes mad when he can't find any of his stuff that I've put away 'somewhere'. I admit I can't remember where I've put half the stuff - the other day I wanted to go swimming, and after an hour of searching found my goggles in a box in a bag in the airing cupboard... where else would they be?! I am going to be on pins all the time though in case of last minute viewings, probably worse as I'm going to make the agent do them - I'll be worried that somehow the house will have degenerated since I tidied that morning!

    I can't believe people open cupboards! :eek: I'm really nosy but have only ever opened cupboards in an empty house when the vendor wasn't there. Hope no-one does this in my house, Lord knows what is crammed in there!!

    Re: cleaning - I am a perfectionist, so spend ages before a viewing to make sure everything is perfect...but doing it for about 6 mths has taken it's toll which is why an offer on the table at this stage is very desirable-looking!
