    Sorry to hear that princ3ss - for that sort of money, and that lack of response, I'd be tempted to sell it myself - selling isn't as legally complex as buying.....

    Hi there, this is a toughie, I'm kind of in a similar position in that I need to move to my chosen area by Sept too for my kids to start. Even if we accept the offer today, we're still looking at around a minumum of 12 wks to complete on our house, and then move into a new/rented place.

    What will happen to your house when you move into rented...were you intending on renting it out or leaving it empty?

    Vet8 how frustrating, I am dreading the next stages in the selling process...if I ever get to it!

    That is pants pr1nc3ss, that is a high fee for relatively no work that they have done for you. Have you looked into online agents? Or as Karmacat suggests, selling it yourself?

    I would wait Az, I don't think they are going to pull out overnight, and it gives you a bit of breathing space. The EA will be pushy, his/her commission is at stake. It is YOUR house and YOUR money and a big decision. Mind you we had planned to do the same thing, rent but had to change our plans as we wanted to port our mortgage. We are worried about school term now, although not so critical as our eldest is only 3 and will be at nursery stage but the school is the best in the area and their nursery criteria is the same as school entry. We need to get into catchment to get her to the top of the waiting list!
    I don't think you will be selling too cheap. It's just a shame they are sticking. Did they seem very interested whilst viewing?

    We went through two EA's one independent, one national. Both rubbish. It was 3rd time lucky for us, and by then we had learned to negotiate a bit and managed to shave £500 off their fee, not mega bucks but something. We went with Dixons in the end and they were fantastic. Good luck
